Merry Christmas from Ocean City, New Jersey   Where else can you be an hour from Philadelphia (and a ton of other locations) on a barrier island (which always impacts the weather in a generally positive way as compared to almost any place else), during the seven-to-eight months when most people forgot about us and our location, on a sunny fifty degree day.  So my wife and I started our walk from our Gardens home to the start of the Boardwalk on St. James Place.  We walked south passing a variety of other walkers, bikers, and surf board types taking advantage of a perfect warmer winter holiday morning.  When we got to 11th Street, we decided to head west to Asbury Avenue and the downtown area.  We saw less people down there with all of the stores closed, but we were on the sunny side of ...

I want to welcome readers to  ONmy first blog entry ... BEACH NOTES.  I'm new to "Active Rain," but not new to real estate.  I also write an "every Friday morning newsletter" entitled BEACH NOTES that goes to an extensive list of clients, both owners and buyers.  I generally complete about 40+ newsletters per year ... now for about the last seven or eight years.  Did 50 of them in 2007 when we were finishing our renovation and not taking vacations.  I also do a monthly BEACH NOTES for rental tenants as well. It's difficult to reflect on the Ocean City real estate market right now.  Historically, we have been a seasonal market ... the "Spring Buying Period" running from late May through early June, the "Fall Buying Period" running from Labor Day through Thanksgiving ... with the other tw...

Definitely a growing sign on the times is the number of foreclosures and short sales hitting real estate markets throughout the country.  For those who have cash available, now can be a great time to buy a foreclosed home or home looking for a short sale.  Personally, I have noticed a number of people beginning to take interest in Ocean City NJ foreclosures.  While Ocean City may not have as many foreclosures as some neighboring towns, there are definitely deals to be found.  The keys are having money available and qualifying for a mortgage.  If you can pass both these obstacles this is a great time to start searching for a shore home.  If you would like more information visit my website or email me.

'tis the season Yes Virginia, there IS real estate sold at the Jersey shore in November and December .... Smart, qualified and motivated Buyers and Sellers haven't closed shop for the holidays. In fact, January and February are even good months to buy and sell. The internet has changed buying habits - AND selling strategies. With Real Estate websites open 24-7 buyers can shop for a home at the shore as easily as they can a tie or a Phillies World championship shirt. I treated myself to a pre-holiday gift and upgraded to a Blackberry so I can receive my emails and do MLS searches even if I'm out of the office picking up holiday gifts (although I do most of my shopping online these days). First, let me apologize about being so sporadic with my entries, but my 12 week old doesn't like to let me get too much work done, so I have to fit a lot of things into short amounts of time.  Second, my thought of the day is household hazardous waste.  I know - sounds scary, but most people really do have hazardous waste in their homes without even thinking about it as hazardous.  What brought this to mind was the lawn guy coming to clear our irrigation lines for the winter.  Yes, it's time to put the lawn mowers and weed wackers to rest for a few months, but do you really want them sitting around in your garage or shed all winter with gasoline inside? You may be wondering why this is a real estate blog, yet I haven't focused specifically on green building techniques.  Well, that is because if you are trying to help the environment, there are many things you can do that are not related directly to your home itself, but what you do in it, and my passion for the environment drives me to tell you about all sorts of tips and info, rather than just focus on business.  Also, green building is costly, and with the current economic conditions, it might be hard for people to make the commitment to go green when the technologies are still quite costly compared to traditional building (though, I think the environmental benefits are worth it).  Plus, the majority of houses bought and sold are not new and unless major renovations are taking place,...

Today I attended the Dedication of the Ocean City, NJ Solar Project.  They "turned on the switch" to the alternative energy system that will provide the city with 17% of their electric needs.  It is one of the largest (if not the largest) municipal solar projects in the state of New Jersey and was really cool to see.  When the project is complete, it will consist of over 2000 panels, saving over 900 barrels of oil per year.  From this project, the solar power produced is equivalent to the annual usage of nearly 50 homes.  It is great to see municipal government being so proactive in the alternative energy arena.  Ocean City is such a great place.  On the beach in the summer enjoy the sun on your skin and in the winter when you're not feeling the warmth, know that same sun is helping to ...

Below are some pictures of the Ocean City, NJ golf course.  The golf course is located a long Bay Ave. right next to the airport.   It is just one of many family activities to do in Ocean City.  The cost to play varies by time and season, but is always inexpensive compared to many courses in the area.   There are many great golf courses in the area.  If you have questions feel free to ask me. Here are a few pictures of the Ocean City, NJ airport.   I did not want to take too many pictures for security reasons, however i think you can see that if you fly, this is a great way to beat the summer traffic.  The airport diner also makes some very good meals.  The views coming into he airport are spectacular! If you are looking for something to do while in Ocean City, New Jersey Corson's Inlet State Park is a Great Place.  Corson's Inlet is located in the South End of Ocean City and extends into Strathmere.  The park offers fishing, boating, nature and beach activities.  On the Strathmere side of the inlet there is a beach bar that you can access by boat or land.  There is also a waterfront restaurant with beautiful sunsets.  There is a boat ramp at the base of the bridge along Ocean Drive.  I would caution boaters that there are sand bars in the middle of the inlet and there are no channel markers.    Hope it helps:) Clint Gill Century 21 Alliance Ocean City ClintGill@Century21.com www.OceannCitySalesandRentals.com www.ClintGill.com Ocean City, New Jersey Real Estate Homes for sale in Ocean...

Ocean City's 9th Street Bridge (Route 52) is being completely redone and during the construction the speed limit is 35 mph.  For both saftey reasons and to avoid a ticket I would not suggest speeding on this bridge.  Local tip.
