Attention New Jersey Voters, Political Rant Coming Right At You!!New Jersey on Sunday became the second state to enter a compact that would eliminate the Electoral College's power to choose a president if enough states endorse the idea.Governor Jon Corzine has signed legislation that approves delivering the state's 15 electoral votes to the winner of the national popular vote. Once again the Morristown town council is once again trying to give Mayor Donald Cresitello a pay raise.  The council has started a new petition in which 5 percent of Morristown's registered voters needed to sign the petition in order for the question to be placed on the ballot.Many feel that the $6000 a year pay increase for a part-time mayor in a town which claims to be cash strapped is out of line.  $6000 would amount to a 23% pay increase as compared to the Morristown public employees who have been getting 3% raises each year.Much of Morristown's budget comes from property taxes which are trending to be about 40% higher than surrounding Morris Township property taxes.  The pay raise being sought for the Morristown Mayor is important because once it passes the Morristown council will...

The Morristown New Jerseys real estate market seems to have bottomed out now after dropping in the spring and early summer of 2007.  The only real price declines we are continuing to see are from home sellers who over priced their homes when they listed them. The Morristown NJ Planning Board will meet tonight to discuss the possibility of building 66 affordable condos on Court Street.  This is a great location....literally one block from the center of town.  Pulte Homes will be presenting this proposal for the condos to be priced between $400-$700K, 1200 to 2800 square feet. It always amazes me how some sellers shop around strictly by commission.  They don't even seem to care what services are offered thereby justifying a higher or lower fee.  I get emails all the time just wanting to know the fee.  I try to avoid this discussion before discussing what I will do to position and sell your home for the most money as quickly as possible.  However, sometimes its just hard to escape.  There are so many factors such as location and pricing that will come into play.  If a buyer wants to put a high price tag on the home, it will likely sit for a while or forever and not sell.  In this case, the fee wouldn't matter as it will never be paid out.  If the client is willing to price at or below market value, this is another story.  I have also started breaking down the ...

The National Association of Insurance Commissioners (NAIC) conducted a poll of some 700 homeowners.  The results showed that 51% thought there home would be covered in the event of the main water supply line to their home breaking and flooding their home.  Nope sorry that is not covered by your typical homeowners insurance.  35% of the homeowners surveyed thought that normal homeowners insurance would cover in the event of a earthquake.Though earthquakes are usually thought of as being especially destructive, fortunately here in New Jersey we don't have the earthquakes.  Floods on the other hand are especially bad.  According to (NAIC) 90% of natural disasters are accompanied by some form of flooding, and unless you have purchased a flood insurance policy you likely are out of luck.Your...
