Here's the Maple Shade Real Estate market update for March 2008.  Pended units for the March were down 8 and Sold units were down 5 compared 2007; listed units were down 12 compared with 2007.  This has led to a current inventory of 93 units.  Maple Shade has been averaging 13 units sold per month which means there is currently 7 months worth of inventory in Maple Shade.  There was 6 months of inventory available when I did the February report.  This outperforms the overall Burlington County market, which has 10 months worth of inventory. Year to date listed units are down 17 (an 24.6% decrease), pended units are down 8 (an 21.6% decrease) and sold units are down 1 (a 2.9% increase).  See how this compares to the Burlington County Market.The last 3 years the average number of units pend...

Here's the Maple Shade Real Estate market update for February 2008.  Pended units for the February were down 3 and Sold units were up 5 compared 2007; listed units were down 5 compared with 2007.  This has led to a current inventory of 88 units.  Maple Shade has been averaging 14 units sold per month which means there is currently 6 months worth of inventory in Maple Shade.  This outperforms the overall Burlington County market, which has 9 months worth of inventory. The Maple Shade Real Estate market started 2008 by outperforming how the Burlington County market performed as a whole.  Pended units for the January were down 1 and Sold units were down 1 compared 2007; listed units were even with 2007.  This has led to a current inventory of 80 units.  Maple Shade has been averaging 14 units sold per month which means there is currently 5 months worth of inventory in Maple Shade.  This outperforms the overall Burlington County market, which has 9 months worth of inventoryThe good news for sellers is that number of properties listed this January versus last January was flat.  The last 3 years the average number of units pended and sold in January was approximately 15 & 12 respectively.  What does all this mean?  It means that Maple Shade is outperformi...

The Maple Shade Real Estate market was slightly outperformed by the Burlington County market as a whole in 2007.  Pended units were down 53 and Sold units were down 47 versus 2006.  Listed units were up by 16 in the same period.  This has led to a current inventory of 106 units.  Maple Shade has been averaging 14 units sold per month which means there is currently 7 months worth of inventory in Maple Shade.  This outperforms the Burlington County market, which has 8 months worth of inventory. An inventory accumulation rate of 7 months represents a fairly balanced market given the time a year; slightly favoring the buyer over the seller.Maple Shade had an average sale price in 2007 of $196,750 which is 3.5% lower then the sold average in 2006.  Burlington County's average sale price duri...

 The annual Maple Shade Holiday Festival is set for Friday December 7th from 6:00pm to 9:00pm. The event takes place on Main Street and most shops will be staying open late to partake in the fun.  Santa arrives at 6:15pm to light the tree and will visit with the kids at the Gazebo until 9pm.Come out and have some fun. I know I will be there handing out candy canes with the Lions Club. Although, you might not recognize me... its all in a Lions work ;-)

The Maple Shade Real Estate market is outperforming the Burlington County market in some areas and lagging in others.  Pended units through October are down 42 and Sold units are down 36 versus the same period in 2006, listed units are up by 7 in the same period.  This has led to a current inventory of 122 units.  Maple Shade has been averaging 15 units sold per month which means there is currently 8 months worth of inventory in Maple Shade.  This outperforms the Burlington County market, which has 10 months worth of inventory. The Maple Shade Real Estate market is doing better than Burlington County as a whole.  Pended units through September are down by 34 units and Sold units are down by 26 versus the same period in 2006; listed units are up by 18 units in the same period.  This has led to a current inventory of 131 units.  Maple Shade has been averaging 16 units sold per month which means there is currently 8 months worth of inventory in Maple Shade.  This is better than Burlington County which has a 10 month inventory.  Through September Maple Shade has an average sale price of $201,385 which is 1.23% lower then the sold average in 2006.  The average Days on Market (DOM) for the year is 67, which compares favorably to Burlington County, where the DOM is at 79.  What does all this mean?  It means that Mapl...

Lately I have reconnected with a bunch of Maple Shade High School classmates who are interested in rentals. Still being in their 20's most aren't ready to take on the task of purchasing a home. I have come to find that even renting can be an unfamiliar process since many have been living at home to save up after all those college bills. When I drive from my home in Maple Shade to get onto Route 73 I always pass by the Maple Shade Skate Park. Located across from Fox Meadow apartments and right under the Maple Shade water tower, I remember the struggle it took to get the park built. The park was in "talks" for so long it never seemed like a true reality. I for one was happy when they broke ground because I always saw Maple Shade as a town that was very supportive in keeping kids active. The funny thing is, when the park first opened it was during the school year and the only people I ever saw using it were construction workers on their lunch break. This summer I loved driving past and seeing so many kids and teenagers having fun at the park. But what I love even more is seeing the adults in there with the younger genera...
