Christ Hospital (176 Palisade Ave, Jersey City) and the Blood Center of New Jersey are holding a blood drive on Monday, March 29th from 9am to 3pm in the hospital's staff room.  Donors will be given $15 gift cards to retail stores, including Walmart, Target, and Kohl's.  According to the Blood Center of New Jersey:* Every three seconds, someone in the United States will need blood. * One out of every ten people admitted to a hospital needs blood. * Approximately 60% of the US population is eligible to give blood, but only 5% do in a given year. * In New Jersey, the percentage is even lower, closer to 3 %.* Just one pint of blood donated can save the the lives of three people in need.* 4.5 million Americans would die each year without life saving blood transfusions. Ok, now I'm working in Jersey City, NJ.  I'm still working in NYC also, I will be doing rentals on both sides of the river, in New York City and New Jersy!  How many Realtors can offer that service?  I believe only a handful.  I am still amazed at the difference in prices, obviously the old adage the three most important thing in Real Estate does hold true--Location, Location, Location.  Obviously one would pay top dollar to be in NYC for a similar apartment, but is Jersey City that terrible?  The Grove St Station where you get BOTH lines of the Path runs right up the block from our office.  There are two locations 50 Columbus and Grove Pointe which are literally 42 seconds from the platform (I timed it), and voila you're in Manhattan DIRECT no switching trains! Call me to find out abou...

I took some customers out yesterday to look at places in Jersey City, really great apartemtns, saw a one bedroom about $730 sq ft $1875, luxury doorman building, concierge, you know everything you would pay $3500 for in NYC.  We then saw another one bedroom on the 18th floor great views of NYC, $1999, what more could you ask for.  These apartments are within walking distace to the Path train, and you are literally 10 minutes from NYC!  Why doesn't everyone who is looking for an overpriced place in NYC come to Jersey City?  I love being licensed in both states, it makes it really convenient to show both sides fo the river.  I can't wait for today, going to preview some more great apartments!

Ok, so I couldn't wait for the iPad, so I went out and bought a Motion Tablet PC, it is extremely great for walking around and looking up a property while on the run.  I can jump onto the Internet and look up an aprtment or any other information that I don't know off the top of my head.  It really is going to make me more productive.  It wasn't that expensive either, I bought it on eBay for $250, bought an extended battery for $57, and a car DC adapter for $39, and $34 for 1GB of memory--so I'm all in for under $400, I use my Sprint Aircard for my Internet connection, although this unit does have Wi-Fi and bluetooth.  I will definitely use this for listing presentations also.  With all the battery power I have, I have about 8 hours of battery time if I really optimize my system. I am TH...

Ok, things weren't going so well at Living Real Estate Group, one of the great things about be licensed in New York and New Jersey is that I can hedge my bet.  I am now based out of New Jersey--Jersey City in fact, but the beautiful thing is that my broker is licensed in New York, so I can also work with clients in New York.  I am very psyched, it turns out I should have stuck it out a little longer with my first broker before ultimately moving.  But c'est la vie, life goes on right? Anyway, I am now with DBB Realty in Jersey City, we are right on the harbor, in fact the building used to be the old Sun Young Moon fishing headquarters.  Evidently the Reverend would send his fishing boats out from where our office is and they would bring back tons of fish and can them in an adjacent build...

Market assessment The 30yr fixed is expected to go up to around 6% as the Fed stops buying mortgage backed securities in March, the home buyer tax credit program will expire the following month, and foreclosures are expected to flood the market. Prices are expected to drop. Prices may come down, BUT the cost of borrowing (30yr fixed) will likely go up about 20% (from 5% to 6% is a 20% increase cost of borrowing), compensating for possible lower prices. Low prices may be obtained by purchasing foreclosures. FHA and Fannie are trying harder to sell REOs. Lastly, the trend in mortgage lending is still towards more restrictive criterica, adding to processing time: Full prequals and credit score planning important! - I wish all of us a succesful 2010! - Paul    Tax credit deals If a purchase...

There are new FHA condo rules. Just like with the new Fannie rules you will be disappointed if you think it will make things easier. Details. // Speaking of FHA, it looks like the minimum down payment may go to 5%. // Rates eased yet further this week. // Basically 2 weeks left for sales that need to close by Nov 30th to take advantage of the tax credit! // Make it good week folks! - Paul   What is credit repair?  Credit repair seeks to permanently remove derogatory items that will otherwise depress credit scores on a long-term basis. In essence it involves delivering proof of inaccuracy OR requesting creditors to deliver the proof of accuracy. If they cannot deliver, or will not (happens a lot), the items in questions will likely be removed. The whole process can deliver drastic score ...

The industry standard for FHA loans remains at 620 - for now.  It appeared for a little while the standard would be raised to 640, 660 even. (Regardless, I do have FHA and other solutions for scores as low as 500). /// You can still count on FHA standards increasing however. /// 203(k) loans remain the single best (and virtually only) option for rehab/renos. New alternatives are expected soon. Stay tuned. /// There is gridlock on the horizon due to the homebuyer tax credit which requires sales to close by the end of Nov. 30th. Get your mortgages fully pre-approved to minimize the chances of delays! ///  Make it good week folks! - Paul   Federal incentives coming for short sales, deeds-in-lieu/default The mortgage servicing industry in coming weeks will see details of an incentive progra...

I don't like delivering bad news, and I know you don't like receiving it (I get unsubscribes). At the same time I want to tell you what I see: There are some serious (additional) problems right now, directly affecting real estate. It looks to me like it's going to get a lot worse worse before it gets better. Yet, when doors close, others open - there are resulting opportunities as well (See below). Here are some of the reasons/symptoms: - 1.5 million homes in foreclosure - Appraisal chaos due to new ordering rules and short sales - High, and still increasing unemployment. Mortgage aid for unemployed - Collapsing commercial market. Commercial paper falls most ever - Slow implementation by lenders of loan modification iniatives. Articles - Lack of ability or willingness to lend. What to d...

It is a feature-rich online service that presents all MLS listings in real time and (only!) your contact info. A great way to firm up relationships with your prospects, and my relationship with you. - You'll be impressed. /// Some construction loans and helocs are not available at the moment. Call me early on if any of these are part of a planned financing structure! /// Make it a good week! - Paul   Rates down For the week ending July 8th the 30-year fixed averaged 5.20% with an average 0.7% fees and points. 45-year mortgage trend.   Closing in an LLC I recommend against it for properties with 4 units or less. Few lenders still allow it, and those that do - you've guessed ...
