Refinancing home owners are putting money back into their home at record levels to help plug the equity drain. One in three borrowers, 33 percent, who refinanced their loan in the fourth quarter of 2009, lowered their principal balance, the highest "cash-in" share since Freddie Mac's quarterly Refinance Report began tracking the refinance data. Many home shoppers are taking advantage of short sales in Somerset County and so should you. Maybe even Hillsborough short sales. There are some questions to answer though...   Where do you begin? How can you find Somerset County short sales? What is the process? How long does it take? Is there a specialist for short sales in Somerset County? Is there such thing as a short sale list?   Regardless as to whether you are buying a short sale in Somerset County or buying a home anywhere, you absolutely need to have a discussion with a loan professional before looking for that home. Initial discussions do not require you to give too much personal data or your SS#. However, the initial discussion is critical in identifying any issues which can be the difference in your loan getting approved a...

Yes, it's that time of year again where parents are trying to figure out what school to send their preschoolers and kindergartners to in September.  Whether you are a full-time working parent or a full-time at-home working parent, it can be difficult to find the school you are most comfortable sending your child to.  Luckily in Hillsborough we are offered quite a few different schools to choose from. For those of you who are not familiar with Hillsborough Township's school system there are 6 elementary schools:  Amsterdam, Hillsborough Elementary, Sunnymead, Triangle, Woodfern and Woods Road.  Kindergarten is only half day in the township.  Depending on your situation, you may need to seek after-care for your child.  Below is information I put together regarding the preschool programs i...

Are landlords responsible citizens? Some would say that they are not responsible. Some governments have blamed housing investors for contributing to the recent property booms and the over inflated values in some areas.   There are many reasons why property values rise and in the end it comes down to supply and demand and it could be argued that property investors act as a release valve to moderate the excesses of volatile property markets. Generally speaking investors do not want to pay too much for their purchases, because they need to pay attention to their bottom line and their purchases need to be profitable. It is rare for genuine property investors to get carried away with price when purchasing a new property. Of all purchasers they almost certainly will have worked through the fi...

What is landfill gas (LFG)? Landfill gas is created when organic waste in a municipal solid waste landfill decomposes. This gas consists of about 50% methane (CH4), the primary component of natural gas, about 50% carbon dioxide (CO2), and a small amount of non-methane organic compounds. Instead of allowing LFG to escape into the air, it can be captured, converted, and used as an energy source. Using LFG helps to reduce odors and other hazards associated with LFG emissions, and helps prevent methane from migrating into the atmosphere and contributing to local smog and global climate change. OK it is done - it didn't take long but, because of my client's special needs, it involved a lot of searching and negotiation to help find a medical office that was move-in ready in the right locale at the right price. It always feels good when it all comes together and, in this case, it did.

From what I am told, there is a movement to include a GREEN section on the MLS' that serve the NE.  This is already in place out West and will include a designated section on the listing sheet/screen that will allow the Agents to include environmentally friendly features existing in their listings. This will certainly help in identifying properties for our environmentally sensitive buyers. I welcome it and can't wait.

The U.S. Constitution requires a national census once every ten years.  It covers all 50 states, Washington, D.C., Puerto Rico, U.S. Virgin Islands, Guam, the Commonwealth of the Northern Mariana Islands, and American Samoa. This Census data will not only shape the future of our communities and define our voice in Congress but will address some real estate trends as well. What and who will be the next housing trend?  Will Boomers head West or South or stay put? Is the day of the McMansion over? Will gentrification of the cities take off again as young families flee the suburbs?  All questions that may be answered once the census results are tallied.
