Market Report - Condos for Sale - Galloway Township, NJ - September 2013 The Galloway Township Real Estate Market is showing a dramatic decrease in the number of condos sold as we head into the fall season. September also saw a 43.8% decrease in new listings coming on the market over September of 2012. Only 9 new condos where introduced to the market. Which is 7 less in September of 2012. The number of new listings of Galloway Township Condos for Sale in the 12 month period ending September 30th is down 17.3% over the previous 12 month period. Sold condos in September where down 42.9% with only 4 sold condominium properties. This brings the current total of sold properties for the 12 month period to 85. Market Report - Homes for Sale - Galloway Township, NJ - September 2013 Single Family The Galloway Township Real Estate Market is showing little to no improvement as we head into the fall season. September saw a decrease of 12.5% in new listings coming on the market over September of 2012. 35 new single family homes where introduced to the market. The number of Galloway Township single family homes for sale in the 12 month period ending September 30th is flat with 1 less property listed over the previous 12 month period. Sold properties in September where down 13.3% with only 13 sold single family properties. This brings the current total of sold properties for the 12 month period to 214. Most people would be surprised at how few rentals there are in Galloway Township NJ. As a town of rentals it may just have the elements of the perfect rental storm. Galloway is close to the casinios, close to the college and has good public transportation.  There are several popular communities in Galloway such as Club III, Society Hill and several others. Today is EARTH DAY!  And, the Student Council of the Galloway Township Middle School will be creating a wildflower garden in a courtyard on the school grounds.  My daughter, Tina, who is the President of the Student Council asked me to go shopping for wildflower seeds.  Of course I had all day to take care of this, but I had a busy day at work as a RE/MAX agent.  Tina reminded me at 6:30 that I needed to pick up the seeds.  After an hour and a half of searching and shopping, I tracked down the perfect wild flower seeds at my local Shoprite!  Of course, I started out at the local garden center, who was totally out, but I did pick up patch seed for my lawn.  Then I tried the hardware store.  Everyone knows that you can always find a display of seeds at your local hardware store.  Nope!  Sellers should consider listing with a REALTOR who does the job right!       If someone is looking to buy a home, they want to make sure that the room sizes meet their needs.  A lot a agents don't bother taking room measurements because they either don't know how, or are just plain lazy.   I always use my laser measuring tool impressing the sellers.   I always get an "ooohh" from everyone.   A listing on the multiple listing service does not give enough information about the home.  Also, it does not make sense why a home listed on the internet sites like RE/MAX.com and REALTOR.com, don't get the clicks on the internet that they can potentially get.  The property is not interesting without photos.              Using the laser tool actually makes my job so much easier.  I even let the th...

We are hearing about another plan to stimulate the market and the industry...this time $500,000,000,000, yes that's billion.  This plan will hopefully lower the interest rate again so that more buyers can afford to purchase the overflow of available homes currently on the market.  With every one percent of change in the mortgage interest rate, reflects as a $9,000 buying power for the consumer.  That means that if a buyer is qualified to purchase a home at $200,000 and the interest rate changes, up or down, the purchaser's ability to afford to purchase a home changes.   If rates go down by one percent, this buyer can now afford to pay $209,000 for a home.  Thus, if the interest rate goes up by one percent, now that same buyer can afford a home for $9,000 less, which would be $191,000. WOW! State Route 9 runs the vertical length of New Jersey.  Before there were Interstate Highways, the Garden State Parkway or the New Jersey Turnpike, there was Rt. 9.  The New York Road. It runs through some of South Jersey's prettiest countryside.  Passing through Galloway Township, north of Ocean City, the New York Rd parallels a now-defunct railway.  The restored railway station, however, lives on, and it's home to the best breakfast I've eaten in twenty years.  No lie!  It's called Shea's Cafe' and Bakery.  (Click the link for more info!)
