Market Report Franklin Borough NJ May 2010 During The month of May 2010 there were 5 newly marketed properties in the Borough of Franklin, NJ with an average list price of $198,860.00. Five properties went under contract with an average asking price of $155,512.00 with an average on days of only 69 days! Six properties Closed title with an average asking price of $166,866.00 and an average closed price of $163,333.00 and the average days on the market were 90 days! On Wednesday, a Franklin NJ Ranch Home for Sale sold for 95% of its list price (the average list-to-sale price ratio for Sussex County NJ real estate). From the date of listing, it was just 56 days to closing. We had 3 offers within the first 12 days, so this listing attracted great interest! The sale price was $171,000 and there were no seller-concessions. The new owners had visited my Open House and simply had to have this home for sale in Franklin. Wonderful people and well qualified buyers, they had interacted with 6 other real estate agents before thay met me! I am 007! Just about 2 months ago my Sussex County NJ real estate business exploded and I've been juggling non-stop. For example, with homes for sale in Franklin NJ and in Highland Lakes NJ, I had offers within two weeks of listing them. Both have absentee owners, so I'm going the extra mile to ensure the transactions close smoothly. Both are rapid closings. My hubby Chip Mandell (a licensed real estate agent who does NOT handle residential) has been pinch hitting. Chip has been awaiting town inspectors, meeting well testers, installing smoke detectors, etc. A specialist in land sales, Chip helped me prep for a recent listing appointment; I requested that he accompany me. Open Houses at homes for sale in Sussex County NJ have averaged 2.5 parties for quite some time. A party might be 1 person, a couple or family of 5 - one potential "home buying" unit. Our Opens are for 4 hours and I mine quite seriously. Lots of advance publicity, newspaper ad with a photo, tons of signs with balloons. No rhyme or reason - sometimes I still get skunked. Yep, no visitors at all. Discouraging for both me and the owners of the home for sale in Sussex County.  At one of my very initial Open Houses in Sussex County (Branchville to be precise), I had a woman visit who was quite interested. Update August 21 - In record time for most Sussex County NJ real estate, the home for sale in Franklin had completed Attorney Review and was Under Contract on August 14.  The buyers were guests at my Open House - about which I'll be posting soon!                        New Jersey Black Bear'sEvery now and then I get questioned do you ever see any Black Bears in New Jersey?  And my response is always something like all the time. They are in our neighborhoods and in our back yards. They are a beautiful animal to watch. They are so graceful and non threatening as long as you leave them alone.Recently, on the local Eyewitness news the showed a bear who was killed because apparently she had gotten into someones house looking for food. The Bear was up in a tree with three of her cubs.Sorry, even though I saw the Bear I refused to take its picture.This past Saturday, I found information on Black Bear's from the New Jersey Division of Fish and Wildlife stuffed inside my front door.
