President Obama has signed the "American Recovery and Reinvestment Act of 2009" (i.e. the Economic Stimulus Bill).  This bill provides an $8,000 tax credit for first time home buyers.  A first time homebuyer is someone who has not owned a home in the last three years.  So that means a divorced person that used to own a home, but has been living in an apartment for the last three years, now qualifies for this tax credit. This credit applies only to the purchase of your principal residence purchased anytime between January 1, 2009 and December 31, 2009.    A tax credit is a dollar for dollar reduction in the amount of tax you owe.  If any credit amount remains unused, then the unused amount will be  returned when you file your 2009 income tax return.  The income requirements are maximum $...

  Evesham Township, Marlton NJ January 2009 Homes Sales, Prices & Analysis Just about every other day, someone  will ask me...are homes selling in Evesham Towhsip, ?  I have them to tell them...absolutely yes.  Is there a healthy supply of homes for sale?  Yes again.  Is now a great time for me to buy a home?  That always depends on YOUR situation.  There is no standard one size fits all answer. I am seeing this MISTAKE play out all too often in todays' real estate market.  Any agent that list a home that is way off of what the market is telling you is just "buying your listing" and you most likely will be helping sell other homes in your neighborhood. You will! Here’s the Marlton Real Estate market update for September 2008.  Pended units for September were flat and Sold units were down 1 compared to September 2007; listed units were down by 15 units versus 2007.  This has led to a current inventory of 421 units.  Marlton has been averaging 43 units sold per month which means there is currently 9 months worth of inventory in Marlton.  This outperforms the overall Burlington County market, which has 12 months worth of inventory. EVESHAM - The township has signed on to a state-run homebuyer incentive program to encourage those who work in the township to buy homes here.  The Live Where You Work program, run by New Jersey's Housing and Mortgage Finance Agency, offers first-time homebuyers low-interest, 30- or 40-year, fixed-rate mortgages to help them establish themselves in the municipality where they work. It also offers down payment or closing cost assistance worth up to 5 percent of the mortgage amount. The downpayment-closing assistance doesn't have to be repaid as long as the buyer stays in the home for seven years. Low-interest loans and down payment assistance are now being offered to would-be homeowners in Evesham township as part of a mortgage incentive program to encourage people to live closer to their work. The Live Where You Work program, administered by the state Housing and Mortgage Finance Agency, is a new work force initiative that's designed to assist first-time home buyers looking to establish themselves in a community where they work.
