In our last look at Cranford NJ Real Estate at the end of March, I predicted that the 2nd Quarter Sales to "exceed" the 1st quarter sales. Seasonally, this is almost always the case, but with the first time home buyer tax credit in place through April 30, combined with historically low interest rates, and favorable pricing I expected an even greater surge in market activity. As we complete the 2nd month of the quarter, it is quite apparent that the 2nd Quarter of 2010 will show a sizable spike in sales activity. In the entire 1st quarter, there were 29 closed sales in Cranford. So far in the 2nd quarter, there were 10 closed sales in April, 9 closed sales in May, and currently 43 listings under contract. Hard to believe its already the 2nd quarter, but I am sure uncle sam didn't forget! Hope you've filed your taxes...or at least started them. ...but I digress. With the start of a new quarter comes the looking back at the last one. Cranford NJ saw 29 closed sales, and 50 homes go under contract in the first quarter. Thats about a 4.7 month's supply. Foreclosures were on the rise in Cranford at the end of 2009, but the good news is that compared to the national, state, and county average, Cranford is still experiencing less foreclosures per number of housing units. We will continue to track these numbers, and I suspect if unemployment stays near 10%, the foreclosures will increase a bit more before decreasing. "There is a green revolution coming," Congressman Tim Ryan said. "And we are going to be a part of it. We are going to shape it."It is something that Ryan has been saying for some time. Now the Mahoning Valley is trying to position itself as a leader in Ohio in green job training.    The Electrical Trades Institute has dedicated a new windmill and four solar panels at their Champion Township Facility, paid for by a grant from the Wean Foundation."The wind and solar are training modules," said Mark Catello with the I.B.E.W Local 573. "Our goal is to train 50-percent of our workers. Right now we've hit 30-percent, which we are pretty proud of. We are hoping to continue with our training with this additional grant. The government is funneling nearly $100 million into training programs for green jobs, Secretary of Labor Hilda Solis said today. The funds, part of a $500-million green workforce development initiative through the American Recovery and Reinvestment Act, will go to 25 projects around the country. The programs are designed to help workers find jobs -- such as hybrid and electric auto technicians, weatherization specialists, wind and energy auditors, and solar panel installers -- in growing energy-efficiency and renewable-energy industries. The money will be parceled out in Energy Training Partnership Grants ranging from $1.4 million to $5 million each. While Cranford NJ has not seen nearly the number of foreclosures as other parts of New Jersey, there has definitely been an increase since the first quarter of 2009. Even though Cranford remains one of the stronger markets in Union County, there has still been an impact of unemployment, and financial hardship which has affected more homeowners. Hey everyone. The community choir I am involved with is always looking for members who want to share in the joy of singing. We are especially in need of tenors and basses, but sopranos and altos are always welcome to audition. As I shared in my blog last week, the biggest factor affecting the Cranford NJ Real Estate market right now is inventory. While plenty of homes are starting to go under contract and close, we currently have 98 homes on the market, which is about double what was for sale during the peak of the market in 2005. This means that buyers have tremendous choice, and sellers who price correctly will sell if they are the best looking property in that range. There are, unfortunately, a lot of homes on the market though that have been for sale for a long time, as they are just not priced right. Here are the raw numbers for Cranford NJ for the 2 month period from December 1 through January 31. Later this week, I will be posting the 4th quarter numbers and comparing that quarter to the 3rd quarter and the 4th quarter from a year ago, so you can see where are market is, and maybe even where it is going. Here is the data for those 2 months: Closed Sales: 18 Avg. Sales Price: $429,205 Avg. Final List Price: $459,227 List to Sale Price Ratio: 93.4% (this is as low as I've seen this number in a while, indicating a very sharp decline in home prices in the 4th quarter, like I shared in prior blogs) Avg.
