An Independent Press Survey showed that local communities are putting more priority towards environmental issues.  But some towns are doing more than others.  Tune in all week to see how your town compares.Today's community:  Chatham Borough, NJDue to Chatham's close proximity to the flat land of the Great Swamp National Wildlife Refuge, it has already become a cycling hub.  That's why the Morris County Division of Transportation suggested that more bike and pedestrian paths be created.  The Chatham Borough Environmental Commission is already preparing a plan to create such paths. The Borough Hall renovation project also incorporated some green ideas.  The old A/C units were replaced with newer high efficiency ones, all exterior lights operate on timers and all interior lights are now en...

September home sales in Chatham New Jersey still moved forward though at a little slower pace than in August and July.  This is not a surprise to me with all the turbulence in the credit markets during August.  In today's market if you can get a mortgage, and most people who have taken care of their credit rating can, this is a great time to be considering buying a home.  Prices are great, interest rates are likely to be as low as they are going to be for the next few year, you don't get that mix very often. Here are the Chatham homes which sold / settled in September.ADD List Price StyleBedroomsBathroomsGarageBasement Sold Price DOM18 Ward Place $   514,000.00 Colonial31.11  $   490,000.00 11934 University Ave $   544,900.00 CapeCod321Y $   535,000.00 4210 Pihlman Pl $   589,000.00 Colo...

The Chatham NJ Real Estate  & New Jersey Real Estate update for August 2007August 2007 had 28 homes selling in Chatham New Jersey.  A good number for the month of August.  It just goes to show you how the national news media is cramming real estate statistics which are way to heavily influenced by states such as California, & Florida, where the real estate markets are just horrible compared to New Jersey.  In fact in New Jersey Real Estate we are actually seeing a small amount of appreciation  in the lower and mid priced houses and condos.  It is a very small amount of appreciation but still it is appreciation rather than depreciation.Chatham NJ Real Estate  always seems to be in higher demand than many of the communities which are not on the Midtown Direct train line.  It is understand...

Today in response to the Mortgage lender turmoil that has been affecting the Stock Bond and Real Estate Markets over the past few weeks, the Federal Reserve Cut the Discount Rate.  The discount rate now sits at 5.75% and is the rate that banks lend money over night to each other.  It is expected that the Federal Reserve will soon cut the more important federal funds rate which currently sits at 5.25%.  The federal funds rate is (The interest rate at which a federal reserve member banking institution lends immediately available funds to another federal reserve member banking institution overnight).According to a artical in the Kansas City Star (KansasCity.com) A big problem is that much of the additional liquidity provided by the Fed hasn't been percolating to where it's needed. What is happening in the Chatham NJ Real Estate market?  Slow but steady recovery is what is happening.  That is the message delivered in the latest edition of Are The New Jersey Midtown Direct Real Estate Markets Recovering?. The local real estate markets here in Chatham NJ and surrounding communities of Florham Park NJ, Madison NJ, & Summit NJ all seeing slow but steady improvments according to the artical. So what sould would be home sellers do to ensure that their home will sell for what it is really worth?Pricing is critical!  Over price your home by even 3% and you may end up having to do a 10% price reduction later just to get the attention you have lost back to your home.  Remember a home sells for the highest price possible when it sells in the first 3 weeks. The Real Estate market here in Chatham NJ is still soft and considered a buyers market.  Homes are selling but mainly those which have been priced to show value, or had drastic price reductions to give the impression of value.  In reality those which have had huge price reductions may or may not be good values.  Back in the late fall of 2006 and the early to mid spring of 2007 their were many homes which came on the Real Estate market at prices which we now know were as much as 10% and sometime more above the price at which any home buyer was going to be willing to pay.  Now many of these homes have had big price reductions sometimes as much as $150,000 but they still may not be a good value.  This is where having a good Realtor can be very helpful.  A good Realtor knows the market and ...

This weeks issue of the Recovery In the New Jersey Real Estate Markets came out today.  In it we continue to explore the local Real Estate markets of Morristown, Morris Township, Madison, Chatham, Florham Park, Parsippany, Short Hills, Millburn, Maplewood, South Orange, & Livingston.  It continues to look like we have a small recovery going on.  When you go past the numbers and actually look at many of the individual home sales in the report what becomes very clear is that pricing is critical.  The homes that were over priced in the beginning had to go though multiple price reductions and sat on the market for as many as 180 days before selling.  The homes which were priced right from the start sold within 30 days, usually with no price reductions.  In some cases it is even possible to ...

The Morris County Mosquito Extermination Commission is using its Web site to alert Chatham citizens about spraying and other efforts to control mosquitoes. The Web site, http://www.morrismosquito.org/, is updated on a regular basis. Marc Slaff, Ph.D., superintendent of the Mosquito Commission, said information about spray operations, including times and specific spray locations and neighborhoods, will be posted on the Web site as soon as possible. "The Mosquito Commission will use the Web site to keep the public up to date about our mosquito control efforts," Slaff said. "That includes when and where spraying and water management activities will be taking place, or if any of the viruses associated with mosquitoes are discovered here in Morris County." Slaff said spraying has already st...

Realtor.com Launches Their Blogs, Active Rain Killer?? Just in case you missed it.  Here is that Realtor.com as in store with their blogging platform.Realtor.com Blogs  Check it out, it really is a good looking blog platform, and if you are itching for another avenue to get the word out to your customers this may be a good choice, time will tell of course, and it the link juice is weak then the work will not get out and the Realtors will see that in not seeing their blogs in the local google search results. Could this be the end of Active Rain?  Probably not but Realtor.com can carry a lot a weight when it comes to the Real Estate Community, and many times what they say is like the word of god to many in the Real Estate community. Check it out, you may question their approach and Active...

The Real Estate Market for Chatham NJ June 17 2007As of today there were 82 homes under contract and 128 homes on the market here in Chatham NJ.  Though we are not in a sellers market there are still things that need to be done to make your home more competitive so that you get more money for it that you other wise would. There are the normal things that all Real Estate agents tell you to do:Wash all the windows in the home, inside and out. If it has been over a year since the carpets have been cleaned, now is the time to have them cleaned. Wood floors should also be waxed or polished. Put bright light bulbs in every socket made for a bulb. Buyers like bright & cheery. Clean out closets, cabinets and drawers. Closets should look like they have enough room to hold additional items. Are we turning the corner in the Chatham real estate market?? There are currently 126 homes on the Chatham Borough and Township markets as of June 6th 2007 priced between $328,000 and $3,395,000.    As of today there are 75 homes under contract between the price of $339,00 and $2,575,000.  This is a great improvment over this time last month where there were more homes on the market, and vastly fewer under contract.  This may be a strong sign that he local real estate market is starting to turn.  One thing that many are saying though is pricing is still critical.  When pricing a home today it is best to take the best most recent comp and list your home for about 99% of the price that one sold for and you will have a quick sale at a better price than if you price the same as the most rec...
