Brigantine Island is one of the most unique areas along the Jersey Coast. Not just for the beach lover, Brigantine boasts a wildlife preserve that is home to all manor of wildfowl including the Piping Plover. In our dune areas it is not unusual to see lots of small foxes who have made their home here. The preserve area includes an additional few miles of uninhabited dunes and beaches on the north end of the island. If you are more interested in sea mammals, then you can visit our very own Marine Mammal Stranding Center. Interested in what is going on in the Brigantine New Jersey real estate market? We have your update! 2008 has been a year of adjustments thus far. Median sales prices have dropped significantly making the island moreaffordable. While waterfront properties remain high, the values in Brigantine are better than most of the surrounding waterfront areas including Ocean City, Margate, and Longport. All prices have come down and we believe that the island has stabilized. Some sellers are still unrealistic and so are some buyers. I took a look at what was going on in the Brigantine market and created these two charts to visually show what has been going on from 2000 to 2007.The chart on the left shows that list prices (in blue) and sold prices leveled out in 2005 and have not increased much. It would appear that prices have not declined however this is not accurate and does not take into consideration new homes construction and other factors that skew the average sale price. The second Chart shows the number of homes listed and sold since 2000 in Brigantine, NJ.
