Blackwood NJ's Very Popular Valleybrook Condos & Town Homes 2012 Year in Review This past year proved to be a great year for Valleybrook Town Homes and Condos. Year after year Valleybrook continues to be a popular area to relocate for both young and old, people downsizing or just starting out. The Gloucester Twp. real estate market in general was in recovery mode and Valleybrook posted the following numbers.   In 2012 Valleybrook had a total sold volume of $5,766,400. There were 35 homes sold in the development, of which sellers, on average received approximately 96% of their asking price. The average DOM or “Days On Market” was 188. Those being Links, Links II, Glen Eagles, St Andrews and Players Place.  In May 2011, NO homes went to the settlment table HOWEVER 6 homes are now pending a sale. The average DOM or Days On Market in Valleybrook is now 165 Days There are presently 43 active homes on the market in Valleybrook.

Market update for Valleybrook Condo's and Townhomes in Blackwood NJ. I will update this each month as the information becomes available. March 2011 1. One condo settled in Players Place for $156,000. The original asking price was $164,900. It was a two bedroom 1 bath unit. The seller gave a $5000 concession for closing assistance. 2.  Presently, there are 45  Active listings in Valleybrook - The average asking price is $192,785 3.     FHA loans in New Jersey with low interest rates can look very inviting. When shopping for mortgages for FHA loans in New Jersey or any other type of loan, some ads can be very misleading. If you look at the snapshot on the left, you can see some companies listing interest rates that don't even exist. Well, they might, but do you know what kind of interest rates? Let's look at each company's ad.   In regards to the first ad, it states "Today's FHA rates" in blue. Do you even know if that rate is a fixed rate or a adjustable rate? No, you don't. Yes, there are actually FHA adjustable rates in the low 3's, but a 30 year FHA fixed rate would be in the mid to high 4's. Don't get me wrong, you could get a 30 year fixed rate at 3.875%, but it would cost you around 7 to 8 points just for th...

  Shopping for mortgages can be frustrating. Especially when comparing mortgages that don’t fall into the same box. Example : Comparing FHA loans to USDA loans are not in the same box per se.  Adjustable rate mortgages would be considered in the same box. And with so many questions unanswered, especially if not asked, how does one know.   Lately I have been reading on how people sell specific mortgages, that try to compare mortgages, yet they leave out important specifics. Or attack in their comments saying that lenders make more money on a FHA loan than a conventional loan.   FHA Loans still allow a 6 percent seller concession. Yes, there has been talk of FHA lowering the seller concessions down to 3 percent across the board. This was first talked about in February of 2010 and was placed for public comment in July of 2010. The end result is that it still hasn’t been changed as of today, February 8th, 2011. Yes, some lenders have what are called lender-overlays, which brings me to this update. What one needs to be careful is where they get their mortgage information from, no matter if it’s from a loan officer or a real estate agent. Just the other day I came across an answer from a realtor stating that FHA allows up to 3 percent from the seller as a seller concession, aka seller paid closing costs. Ok so here it is the most up to date stats on our market. We looked at the activity from 1/1/2010 to 5/3/2010, and did the same for a year ago. Both time-frames are the same except 1 year apart. Ok, so what do you think? Are the numbers higher or lower? Well read on to find out. There are currently 532 homes listed for sale. 119 Properties are under contract. 149 Have SOLD. Now 1 year ago 131 homes were sold up to this point. We are currently experiencing about a 5 to 1 ratio of listings to sales. Not too bad. You could be next with the right marketing and exposure.
