The National Flood Insurance Program (NFIP) enables property owners in Barnegat Township to purchase flood insurance at reduced rates. Barnegat participates in this program by fulfilling various regulations so that Barnegat property owners can participate as well. Parts of Barnegat are located in an area known as a Special Flood Hazard Area (SFHA). These are land areas that are at high risk for flooding are called Special Flood Hazard Areas (SFHAs), or floodplains. Barnegat home sales (non-waterfront) jumped 287.5% in July 2013 in comparison with a year ago. The surge shows that the Barnegat Housing market is continueing to strengthen. Barnegat housing prices for July 2013 do not yet reflect the upswing in sales. The median sold price for a home in July of this year was $165,000 compared to $205,000 in July 2013, even though the list price in July of 2012 was 219,000 compared to $190,769 for last July. This may indicate sellers are more realistic in their asking price or the inventory for lesser price homes is being cleared out. Homes in Barnegat are also selling much faster than this time last year. The average days on market last year was 156, for July 2013, it's 90; a drop of over 57%.
