Where to Get the Best Leads!!!The average Realtor gets over 70% of their listings and indeed their business, from friends/family and past/present clients.  Think of that-70%.  Yet the average Realtor does almost NO marketing to these groups.  Most of their money is spent on classified ads, display ads, website methods and open houses and yet that yields less then 30% of the Realtor’s business.  Web leads just are not as good as referred leads! Wouldn’t it be better to spend a little time, and indeed, a very little amount of money and market this group that comprises most of your business.  In fact, based on the above percentages, it is likely that 5% of your efforts and money produce 70+% of your results.  Rule number one of business strategy is to find out where your business is comin...

I have to make it quick...but If you send someone and offer and you insult the property and the agent please make sure you're factual. I always tell my buyers if you come in too low it's like trying to push a snowball up a hill. You've insulted the seller and they just don't think you're serious.  So, if you send over an offer explaining how much it will cost to removed the (undisclosed) buried oil tank, please make sure before you call the realtor unethical or sloppy, or g-d knows what that the property you want to remove the oil tank from has one.   Oh yeah, that tank the one that was removed about 10 years ago. Ya know regardless of whether you represent the seller or buying doing property research is part of the job.    Ok. I feel better now.

The Path of Destruction from Hurricane Sandy is overwhelming. I am just about to watch the special report on NBC.  New Jersey is my “adopted” state.  I moved to Jersey in my early 20’s from Baltimore Maryland and stayed there until about 3.5 years ago.  I am still licensed in NJ.  Atlantic City holds some very special memories for me, especially in 1994.  The city has been devastated. While living in NJ, we would frequently take rides to the Jersey Shore.  Day trips with the kids to Sea Side Heights.  Dinners in Spring Lake, Sea Girt and Point Pleasant.  Just sitting and watching the water and the boats was so relaxing. It is so sad to see the images that have come across my television and computer screen.  Atlantic City, NJ Imagine being a Realtor at the Jersey Shore, having closings s...

ATLANTIC CITY — After a decades-long absence, the internationally known diving horse act will return to the Steel Pier this summer as part of an overhaul approved for a Casino Reinvestment Development Authority loan Wednesday by the agency’s board — moments after the Tourism District Master Plan was adopted. The CRDA’s $6 million contribution to the $20 million first phase of the Steel Pier improvement project is a prime example of what the Master Plan is intended to help accomplish in Atlantic City: economic recovery and realized potential by playing up — and improving on — its existing attributes and using government support to leverage private investment in the city.   “The mayor and (City) Council have always been supportive, but we have never seen a climate like this, with (all lev...

By JOEL LANDAU Staff Writer Press of Atlantic City ATLANTIC CITY - As buyers continue to have the advantage in the housing market, developers are offering more incentives to entice them to buy. "In this market you've got to make deals," said Ian Lazarus, project manager for sales and marketing of The View Condominiums on the Boardwalk. "Buyers are looking for anything they can get. In a buyer's market, they are always looking to reduce the price. We try to get them off the price and talk to them about other incentives that have a money value." Lazarus has a lot to sell at the moment. Steve Kates, owner president of Kates Associates, purchased View Condominiums about a year ago and turned the former Waterside Apartments building into condos. About half of the 348-unit building in the Sou...

OMG LOL - I "lost" this post from a month ago and never published.  Thanks to the new link where you can view your old drafts - I found this and several other partially written posts. I really had a great time at RainCamp in Atlantic City.  Certainly, I learned a TON...and I mean a ton.  I think the 2 day format was a definite PLUS in more ways than one. But, what made RainCamp so special was the people.  We had a ton of fun meeting each other/reconnecting.  I can't even begin to tell you how exciting it is to meet all these people you've been following live and in person.  Some of them I had spoken to on the phone (and several times).  It was just like we were old friends...and we all hugged each other as soon as we recognized one another.  It was really neat.  I'm seriously going thro...
