Salem NH Real Estate Report August 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market.  In 2006, 298 homes sold and spent an average of 84 days on market indicating a very brisk market.  In 2007, 50 less homes sold at 248 and the days on market went up to 103 as a result of a recession looming.  For 2008, 29 less homes sold at 219 and days went up again to 119.  While the Federal Home Buyer Tax Credit was established to prop up a sagging national market in 2009, 50 more homes sold and days edged up to 124.  In the last twelve months, 253 homes sold and spent less time on the market at 103 days. This is my 19th consecutive year playing in the Wilderness Golf League. We play at Campbell's Scottish Highlands Golf Course in Salem, NH.We started at the earliest point on the calendar we can. Some years we have been extended out due to weather conditions. This year was bright and sunny but awfully windy. Our first group started at 3:50 and it was about 44 degrees. We were the 3rd group and when I finished it was 38 degrees.At times while standing on the green you had to brace yourself from being pushed by the wind. I also had to switch hats from my golf hat to my winter knit hat to keep my ears warm. When I was a little kid growing up in Salem New Hampshire there was a place called Mystery Hill Caves. Mystery Hill drew the attention of us kids in a magical scary way. We went out of our way to talk about or should I say invent scary Mystery hill stories. I loved the place and lived within walking distance. Mystery Hill was known to be a cool maze of man-made chambers, walls and ceremonial meeting places. Ceremonial meeting places...sacrifice chambers is what we called them. This morning as I drove to Windham to teach the new member ethics orientation class for the Granite State South Board of REALTORS, I was pretty excited. Was it open? I kept wondering about the new 111 bypass. It has been a project in the works for a few years and planned for many more. Would it finally be open? It was supposed to open on Monday but it wasn't. When I left on Monday to go to Vermont I purposely drove that way so I could experience the new road...it wasn't open even though the newspaper said it would be. I was bummed! I've traveled this stretch of route 111 for years and getting from my house to the board office or route 93 should only take 15 minutes tops. The back nine at Campbell's plays at least 4-5 strokes easier than the front nine. When you hear people talk about course management this back nine is where you really need to use course management. After you have rested walking up the hill from nine there is an easy stroll over to the 10th tee.                                                                                             The picture below is of the 10th green in the distance   The 10th hole is a 295 yard par 4 straight away with a large Oak tree smack on the left side of the fairway close to the green with a sand trap just behind it. Campbell's Scottish Highlands Golf Course is located off of exit 2 off interstate 93. Take Route 38 in Salem, NH head towards Pelham and take a left on Brady Ave. and it's just down the road a bit on the right. This photo is the tenth fairway looking over the 13th hole tee box.This year the course seems to be in excellent condition. The faiways are plush, the rough is thick and narly. The greens are coming in real nice. They seem to roll very true. My biggest complaint is that the golfers who play here need to be very careful and repair their ball marks.
