Do you have to make the choice of showing your home or having a Superbowl Party? This is the heart of Patriot's Country after all and the Superbowl is kind of a big thing here in the Manchester NH area.  I have a home listing, the seller is having a Super Bowl get together right now. A buyer agent called earlier "demanding" to see a home right now without notice. When they were told they could not see the home without notice, they went there anyway without an appointment.   Super Bowl or no Super Bowl, when a home is owner occupied, a seller requires some notice, you can not just show up at a house and demand to see it.   Normally the question would be asked if this is the one and only time a buyer can see it. I get a call from an agent about a new Manchester NH area BANK OWNED LISTING. He asks if we have a price and I tell him no, we are waiting for it to be cleaned out, then the bank will have it appraised and set the price. His response was "I know it had not been cleaned out, my buyer asked me to climb through a window that did not lock in the rear to check it out an dlet him in."     I gathered his name, number and notated the time and promptly called his managing broker,   My next step was a trip to the home to make sure all windows and doors were locked. You ever have one of those weeks? well mine as only been an end of the week, but my will has been tested. Two appraisals gone bad. One where the bank hired an agent to complete a BPO instead of a full appraisal... Is this even legal??? Yes you read that right and yes they used 3 comps no where near the subject property. On the second, the out of town appraiser is $50,000 less on a $350,000 property. I have not been showed a copy yet, but cant wait to see the comps.
