So you are looking at a piece of land or a property that has a larger piece of land and you are wondering if you can subdivide the property and get another building lot.  The first place we look is in the deed to the property and see if there are deed restrictions that would prohibit further subdivision.  In some cases it will be noted in the deed, in others it will be in the covenants that should be referenced in the deed. I had a listing a few years ago that was a lovely colonial home that was only a few years old in a nice New Hampshire neighborhood.  The sellers had moved and I was marketing their home. I get a call from my husband who was accompanying a showing because the buyer's agent did not have a SUPRA lockbox key.  My husband opens the front door and lets the buyers and the agent in first and goes in behind them. You Want HOW MUCH?Gone are the days when a seller could put his home on the market and "test" the market to see what he can get for it.Today, NH homes need to be priced right the first time.We have seen, as local NH real estate market experts, so many homes that come onto the market and they overshoot the market in terms of price.  They go for a price reduction and then chase the market down, month after month. So your home value has dropped and your insurance renewal came in and it has increased.  What?    Even though values of real estate have declined, if you have a "replacement clause" on your insurance coverage, chances are your premium is staying the same or going up again.  That is because the replacement cost of your home hasn't decreased.  It could still cost more than the current value if the insurance company has to pony up and pay to have your home rebuilt. Simply stated, the value of your home is based on that home and the land on which it sits. The price of homeowner's insurance is based on the cost to repair or rebuild your home. Costs of materials and labor have not declined like home values have.  Two entirely different issues.       .

My son went plowing this year for the first time and of course his first storm was the blizzard that hit us in New Hampshire.  He plowed all during the storm and long after.  They have finally gotten everything cleaned up, but he plowed for 35 hours over a two day period.  I know that the guys who plow the snow are out there working while we are snug in our beds, but this was a first hand look at how HARD they work. Thank you to all the snowplow people who keep the roads clear for us.

Merrimack's outdoor skating rink is now open for the 2010-2011 season. The rink is located behind the tennis courts on O'Gara Drive. Fairly new to New Hampshire is the charter school. Only 4 yers ago in Merrimack NH the Academy for Science and design began with 20 students, enrollment now is near 190 students. The school is projecting 300 students by next year. Currently the school offers classes from grade 7 to 12, The school just voted to add grade 6 next year. The school will be holding an open house in January with registration and placement tests available a short time later. I thank a couple who is looking to buy a home in Merrimack for forwarding me information about this school, i look forward to learning more about it so i can forward the information to potential buyers in the Merrimack area. Jared Wangsgard posted a good piece on what to expect on a How To conduct final walkthrough inspection.  Brings to mind the WHEN to do the final walkthrough.  I ALWAYS do mine just before the closing...yup from the walkthrough to the closing table.  And I do this from experience.  We had the buyer and the property was vacant.  The sellers had meticulously maintained the property over the years, it was empty and perfect when we first saw it and when we inspected it.  So we did the final walkthrough the day before the closing. We close, everyone's happy and off the buyers go to meet their movers.  And my phone rings...Guess What?  The basement hasabout 6" of water in it.  Guess who's husband went over and supervised the repairs?  Guess who now always does walkthroughs just before the clos...

Ok, so I have lived in Amherst for over 15 years and have never been to the Anheuser Busch FREE tour which is just minutes away in neighboring Merrimack NH. My husband and I took a ride on a recent beautiful Fall day and toured the facility, but my specific interest was the Clydesdales. These animals are just manificent...strong, bold, brown and white and HUGE! Clydes They are kept in an Old World–style Clydesdale Hamlet, modeled after an 18th-century German Bauernhof. This stable and courtyard are home base for the traveling East Coast Clydesdale eight-horse show hitch. It was bath time and we got some upclose time with these beautiful horses... We sat in the quiet courtyard and watched them move some horses around and the clip clop sound on the courtyard stones was a wonderful sound.....
