The first step may be to explain what a Transactional Broker is. This may be called different things in different parts of the country. In NH, the meaning being an agent who does not represent a party, but can show the property, write offers, but does not give any advice to the party. They problem lays with listing agents who are offering discounted fees during a co-broker sale to a transaction broker. From half to 2/3 less than a buyer agent would receive.   DO you agree or disagree?   My outlook is that when a Home Seller hires me to list and sell their home, I concentrate on that task. It was a strange conversation yesterday, calling an agent yesterday for one of my buyer clients who wanted to see their listing today, Super Bowl Sunday.  The agent surprisingly declined saying she was not working on the Super bowl. It was puzzling because the showing was at 2pm. It was also puzzling because the Patriots are not in it, so the mood is a little somber around these parts. The home has been for sale for nearly 4 months an din this market, now i know why. On the other side of the coin, I have 12 showings on my listings today. I did it this time. I angered Mrs. Buyer Broker. You want to know how? I listed and sold a condo where she lives. Wait? What? you may be asking. Lets start at the beginning. This young couple bought a condo where Mrs. BB lives. They got in a fight, split and up now need to sell. They saw Mrs. BB in passing and told her they want to sell. A strange thing happened when a home seller canceled our listing appointment. When I asked why, he said he met with another Realtor who told him there are very few buyers during the Holidays. It was strange because the fall market here in the Manchester NH area can be as busy if not busier than the Spring market. I convinced him to let me come anyway, to at least see the home. I got the grand tour and we sat to talk. I brought him a stack of listings that have gone under contract or Closed/sold this fall. The point was to show him how busy it really is. I got an unique call that asked WHY I used the word "DESIRABLE" to describe a neighborhood? That I was "crazy". That the neighborhood is noisy. Filled with loud children and barking dogs. The only good part of the call was when they hung up before i had to reply. Lets go back when I got the listing. A suburban neighborhood located on the outskirts of the city. A cul de sac style street with newer homes. There was kids playing in the street and they do not get any traffic other than the people who live there. When offers come in, you can look at them two ways. Do you set a deadline for all offers to come in? Or do you submit to your seller as they come in? The one thing for me, is there is no blanket policy. I take each listing, each seller and each situation as it is. The two ways to look at it are what you have in hand can be better than what what never comes. I have received dozens of calls over the years from agents who said they were sending an offer that never came.  So here is the 2 situations. The first situation is a new listing. 8 showings on day 1 and assorted showings through out the rest of the week. Nearing the end of day 1,  4 offers come in. With a new listing that saw 12 showings the first day, only 1 offer was going to be accepted. Therefore there would be many upset buyers. BUT lets look why their offers were not accepted. There were the standard offers just plainly too low. With that many showings the property was selling at or above the asking price. That the offer was submitted without any pre qual or pre approval letter. Sorry, we just do not know if you can get a mortgage. The top reason that gets the "Most outlandish" reason is that the buyer agent did not have time to type their offer for them. They have another job you know. The buyer lost out because their offer never got submitted.   I do not mean to make light of this. I see a new trend and I do not like it. Perhaps they are teaching this at those "get rich in real estate using other peoples money courses." Let me get right down to it. A buyer makes an offer. The seller accepts. But then the buyer back outs. You may be saying this is not new, buyers get remorse... EXCEPT this is not remorse.
