Recently a question was asked HOW LONG SHOULD I WAIT TO REDUCE MY LIST PRICE FROM THE LAST TIME I REDUCED IT? Simply put there is no set time, but is something you need to do at once. You need to first assess what the value of your home is in todays market either by a Brokers Price Opinion (BPO)  or an appraisal. WHAT IS A BPO?A BPO will look at homes that are similar in style, age, size and condition that have sold within the last 3 months in your area. If there are few home sthat have sold in the last 3 months, then often agents will expand to 6 months. They will also look at the most similar homes that are currently for sale in your area that match the same criteria. HOW DO I KNOW WHAT TO SET MY PRICE AT?Your price should be set at or just below what market value is. In a market such...

Litchfield, New Hampshire Foreclosures, Short Sales and Bank Owned Real Estate Purchasing property at a Litchfield NH foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at the auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Register at Litchfield NH foreclosures (bank-owned) listings and short sale opportunities. We will contact you and provide:...

It is almost that time of year again when kids and families will hit the street for some fun and candy. We all love Halloween and we want our kids to enjoy this special holiday, just like we did when we were kids. With this said, we adults all know how potentially dangerous Halloween can be if we do not take precautions to make sure our kids are safe. My friend and former Client Kevin Noviello and I put together a list of Halloween Safety tips. Kevin is the Owner and Instructor of American Kenpo Karate located on route 102 in Hudson, his website is www.gsamericankenpo.com . Safety Tips: 1) Choose a costume that is fire-proof and fits properly and will allow you to see where you are going. 2) If you're costume includes prop, make sure that the ends are smooth and flexible enough to not c...

The 3rd quarter has ended and the Town of Litchfield is now movinginto the final quarter of 2009. I calculated the absorption rate forthe Town of Litchfield (to read a definition of absorption rates go towww.chris-bonta.com ) and below are the results of what I found. Incalculating the absorption rate for the Town I looked at three things, the Towns overall absorption rate, just residential homes rate andfinally the rate of absorption for the condominium market. The pricerange used to determine the absorption rate was properties falling inbetween $50,000 upto $600,000. The Town of Litchfield ended the year with an absorption rate of 10.85months, which is not bad when compared to other Towns like Windhamthat has a rate of over 14 months, but not as good as Londonderrywhich has an absorpti...

Litchfield, New Hampshire Foreclosed and Bank Owned Property When a homeowner defaults on his/her mortgage in New Hampshire, the lender will start the process of obtaining the right to sell that property at auction in order to satisfy the debt (balance owed on the mortgage). Purchasing a home at a foreclosure auction has many risks to a potential buyer (especially a first-time home buyer). There is commonly no opportunity to view the interior of the property, conduct proper inspections and in some cases, there are individuals still occupying the premises. Because of these risks, homes in Litchfield, NH are not always sold at auction and the bank will instead take possession of the property. The property is then referred to as bank-owned, REO (real estate owned) or foreclosed property. T...
