Is it really a test if you do not know you are being tested? Last week I met with a home owner. They were thinking of selling but not sure the best route to take. They decided to test myself and the other agents they interviewed with. They did not say what the test would be though. Tuesday I got a call from them. They simply thanked me for interviewing with them and said they would be in touch. Wednesday I got a call from them late in the evening. They asked me to go over the price I thought the house would sell for. They then asked how I would market the home. When a Listing Agent sets a deadline, such as "no offers will be looked at until 7 days from now -Where all offers will be opened and reviewed at that time." Before I could even say HELLO, the caller was already yelling at me. They wanted to see a house for sale and why was no one letting them see it. My response was "Whoa". This was the first time I am speaking to them, and they will need to not shout if they want me to help them. The caller went on to explain they are just starting to look for a home. They are not pre qualifed yet and do not want to be. Speaking to an expired listing earlier in the week, she said she was thinking of re-signing with her old agent. She had been "CLOSE" to selling the home many times over the last 6 months. My thought is, But she did not sell it. AND... did not sell it in in one of the best real estate markets ever seen in the history of NH. The words close and almost go together.  Does it really matter if I over price my home from the start? Why can't I just set any asking price on my my home For Sale? Why is your price better than mine? YES, those were all questions asked by a potential seller. They also should have been a warning sign. Lets use fictional values. After looking at the home and compiling a list of what has sold and what is for sale, i came up that they should ask $235,000 and would most likely sell the home for $225,000 to $230,000. The sellers reply was, "OK, lets list it at $265,000. My reply was, you only have one chance to be a new listing in the eyes of buyer. You should not waste it over pricing the home. When a relocation buyer calls and says they want to see a home at 1230pm on Sunday what do you do? For me I set the DVR to record the Patriots game and set up the showing. But what if the listing agent states it is "accompanied showings" only and they will not be showing homes Sunday? For me, I try to talk some sense into this agent that the buyer is coming 1000 miles and only wants to see 1 home, this one. That they are ready, willing, able and prepared to write an offer today to buy this home. And by the way, they are cash.  The response was no, they taking Sundays off during football season. When is it time to light under under your buyer? The market is hot, so shouldn't your sellers be hot? No not sweating hot, but hot to buy. The questions of the day though, is when should buyers move faster to make sure they have an opportunity to buy that home they fall in love with? Showing homes is not all peaches and cream. Some buyers do not have Champagne wishes and caviar dreams. Some want the bad, the ugly, mold and fleas. Did I really read that you must be asking? YES, here in the Manchester NH area there are many Investors who call on me, to find them the best deals. What are the best deals? Simply put homes in the worst condition. Those that need the most work have the fewer buyers looking at them. Therefore foreclosures, bank owned and estate sales are many of the homes we target. I sold a 10 year old, but like Brand New home in a desired Over 55 community. The seller kept everything in mint condition. The buyer was quite excited to find this MANCHESTER NH area home. Then the day after closing, she called to see she wanted her money back, I sold her a broken home. The home had a built in entertainment system, speakers, surround sound and intercom. It had a radio and CD player. She said it did not work and that was one of the features she loved.
