Lupine Festival :Sugar Hill & Franconia New Hampshire.       June 4-20 / 2010 a White Mountain annual event.       The tradition started by a couple of local shop-keepers almost 20 years ago was devised to fill in for some quiet time between seasons. It has been a big hit ever since and the fields of Lupines are of course the main feature.       One of the past award winning photographers was kind enough to allow me to use this contest winning entry, simply titled “Lupines”. Thanks to Byron Fairbrother local artist and photographer for the use of this beautiful shot. For more information on all the event or to find a place to stay visit www.franconianotch.org  or call 603-823-8000        Artist Bluff one on my favorite hikes in the Fanconia Notch area...easy for all ages and a great vie...

I know it is spring in the White mountains of New Hampshire…when the road bans are lifted, the flowers come out and when the Hammock goes up.                                                                        The Pond. As many of you know I have been working a pond for the past several years, and after the road bans are lifted the heavy equipment returns like the swallows descending on Capistrano. This is the third year of a five year excavation permit but we have serious hopes this will be the last summer for the constant dust and early morning trucks rolling past our bedroom window. With all good plans they come at a price, in this case a 50,000 square foot pond 22 feet in the center and an average of 15 feet throughout…produces 83,000 cubic yards of material that needs to be mo...

Enjoy a Few May Photos with the last of this winters snow remaining on the highest peaks of New Hampshire. This is the western view of Mountain Washington & Tuckermans Ravine taken from I93 in Littleton New Hampshire. It was well in to the eighties today, but the peaks still have lots of snow on the tops. Mountain Washington above is 6,300 feet above sea level and folks that don't mind the hike will ski till July this summer. Mount Liberty above (and below) is only a little over 4,000 feet, so this will be the last of the snow soon to be gone. The base of Mt. Liberty is the Flume State Park,  90 foot sheer walls , waterfalls and a classic covered bridge to cross on miles of hiking trails. This part of Franconia State park, is set aside for the public and abuts the 800,000 acres of Natio...

Yellow Birch Circle, South Peak resort on Loon Mountain Lincoln New Hampshire. The Exterior is nearly completed, but I'll have to share some interior shots in a future post. The Adirondack style home uses a variety of wood to create texture and shadow for a rich woodsy look. This home has used a liberal amount of stone - in the columns, wrapping the foundation and of course if the massive chimney (and fireplace inside). The walk way connecting the main house to the Garage (with guest quarters) was done with a standing seam metal roof, while the main house roof is mostly architectural shingle...again for texture and contrast. With all projects removal of the dumpster, and final landscaping, walk ways and pavers will really dress the place up and complete the exterior look. We are looking...

Loon Mountain NH area Up-date – Good Friday Skiing is still really great; the Snow board Park has excellent coverage. Guys and gals in shorts and tee shirts soaking up the sun and skiing, looks like a blast (I had to go back to the office unfortunately).           Logging Operations continue on the South Peak side. Last weekend was it for the south facing peak, and Loon wasted no time in their moves towards adding terrain for next ski season. To the left of the lift line you can see the newly cut slope (yet to be named) but without a doubt A black diamond (most difficult) pitch. This new slope runs along side the Rip Saw slope which is one of the only Double Black Diamonds on the East coast. No Reason for concern the Cruiser and Boom Run trails are both intermediate slopes and ...

A sure sign the ski season is coming to a close...is the wet and wild antics of pond skimming? I believe this College Fraternity Brother was dared to go with the tighty whities last year ... or it could have been the beer  &  tequila companies that sponsored the party. The weather should be great this weekend peaking near 80 degrees .Yes Pond Skimming on skis, there are 26 trails still open even after all that rain. I don't remember the last time this event didn't end up on a crappy day. Not this year Mid-70's and sunny for this wet activity should really make it a lot of fun. Loon news : www.loonmtn.com  Easter Events, Sunrise service , Pancake Breakfast, Egg Hunt, Saturday 10th Wear A throw back Ski suite Fluorescent is encouraged  Monday 12th Closing day, last turns of the season.    ...

Now is the time to buy your Winter ski home. Like buying your plow truck in July, looking at winter destination properties can be very attractive as the warmer weather sets in.   This week we listed a slope side home site purchased in 2006 for $100,000 More than it is listed for today. Spectacular mountain views, abutting a ski trail, access to the Pemigewasset river…and walking distance to the South Mountain Base Lodge at Loon Mountains Ski Resort. A wise man once asked If you had it all, where would you put it? The answer is at your custom designed Adirondack ski house slope side in the White Mountains of New Hampshire.   The Adjacent Home sites have been completed so what you say? The benefit of building a beautiful vacation home, when the sites on both sides of that location are a...

The First Day of Spring…and it’s time to think about construction. South Peak Resort home sites available below original purchase price. All the reports, speculation and industry leaders are saying market corrections will be completed by some time in 2011. Groans aside, that is not a long way off…especially if building a new home is part of your overall real estate plan. I heard this today: We would like to have our dream home by next year, and we will not sell what we have until the market improves. Alright you better get started: A custom built home with unique finish work and exotic features doesn’t grow out of the ground over-night.                                       If you are waiting for the market to improve before you sell…be prepared to be buying in an improved market as w...

Such a great shot, this view never gets old...Please enjoy a quiet mountain moment. Next Photo is where the "Old Man of the Mountain" once held his profile (Franconia Notch in the distance) One of the highest elevation Pond's in New Hampshire...Loon Mountain pond.  I was planning to go home and working in the yard...and the new slope being cut, gave me the motivation. It is best to cut and burn while there is snow on the ground...no permits needed and the ground is still frozen. Next shot a new trail being cut on south mountain, which will run beside Rip saw ( a double black diamond pitch). Mount Moosilauke off in the distance...looking forward to new trail nex year. It is St.Paddy's Day so I did wear green...today. I did write a contract, Took an on-line lead paint continuing ed cla...

Kancamagus Scenic Highway – March – Picture This. For everyone that has had enough of winter, and has no snow in their yard anymore, I suggest you take a trip up the Kanc. With a fresh cup of Joe, this morning I decided to see what was up at elevation. All that rain (the “R” word in the ski industry) we got over the last two weeks was …according to the highway department Five Feet of Snow at the pass. There was only one place to pull over and give you some sense of scale…five and a half foot tall S.U.V with 8-9 foot snow banks behind.     I didn’t have to book a flight to see this sight, in fact the places I took these shots are 8 miles from loon Mountain…or about 11 mile from exit 32 of Interstate 93 in Lincoln New Hampshire.     So when the ski reports say there is plenty of snow abov...

White Mountain Views of …the tallest peak in the North east. From Loon mountain ski area in Lincoln New Hampshire is one of the most accessible ski resorts from metropolitan Boston. And on a clear day you can see for miles and miles, Mount Washington is about 6,300 feet at its peak. It is also about 60 miles away from my local ski area. Today, with the skies so clear and blue you can see it like its right beside you.   Being in the vacation home business this is my office on days like this. I handed out three business cards on the lifts and one in the parking lot. The best thing about bumping in to people on days like this…is they are having a great time and buying a ski property can really be on their mind.                                 I’m here to tell you in my business this is n...

Let me share today’s Skiing Experience; when you don’t have any snow left in your yard don’t count the mountain out just Yet!! This is my favorite time of the year to strap on the boards. While the Monsoon rains hit most of New England Last Week above the 1,500 foot elevation mark…Loon Mountain receives 35 inches of new snow. How can I tell, look at the Photo I took of the lift line? This terrain was cut for the chair lift and is not a groomed trail or a location they have any reason to make the man-made stuff. There was enough snow that the illegal poaching of a non-ski trail was done by the Mad-Skiers.      Lunch at Camp 3, on the North Peak Side is a right of spring, 55 trails open, 5 terrain parks two half pipes and 6 tree skiing areas currently compliment the great conditions.   ...

Developer has learned to keep it simple…stupid. Fancy is out, smart and simple is in, this developer has figured it out. Vinyl siding isn’t sexy but it’s smart, low cost of maintenance and in a condo project upkeep is minimal. People say they want a wood burning fireplace until they find out what it cost to build, and how much work it takes to buy the wood, build the fire and wait until it goes out before you can vacate for the day (or Week). Gas fireplaces look great and they are on –or- off at a flip of a switch.   Holding its value in a down market…is a neat trick. Across the area I market properties in this Forest Ridge Condominium project has held its value very well. The building did sacrifice fancy for square footage. But the buyers vote with the check book, and 2,700 square fe...

Big Beautiful Adirondack construction home.  We are in the early stages of building, with the structural beams are in place. The Two Bedroom – Three Car Garage (Carriage House is finished inside) was the first thing to go up. The Owners wanted a place to stay while the rest of the home Was being worked on. The Main House will feature a two bedroom suite upstairs, a two bedroom suite (with play room) down stairs and a master bedroom suite on the main living level.   I will post progress pictures over the next few months. The Public areas were designed to have a 25 foot Vaulted ceiling with exposed post And beam work with the bedrooms and lower level made use of traditional framed construction. In the Adirondack style design the use of stone in the column supports and fireplace is a key...

Resort living comes to mind when asked to best describe this condominium.   Superior recreational offerings when compared to other area options would fit well when talking about the Deer Park Resort. This resort complex has a private lake with a beautiful sandy beach and a floating swimming platform. They also have two racquetball courts, an indoor pool, and hot tub, exercise and cardio rooms. The common meeting rooms offer kitchen and banquette areas for owners use, game room screening room and billiards area. And so far this is just the recreation area.       The Outdoor features are family friendly and oh so fun! The resort features 5 tennis court spread out through the grounds, a winter skating pavilion, and the West Branch of the Pemigewasset River runs through the community offe...
