Is there really a Buyer for all homes? What about those really "Hard" homes to sell? What factors would keep a home from Selling? Are any of them too big to over come? This question was asked to me by a MANCHESTER NH area home Seller who has not been able to sell his home. I sold his neighbors home and they told him to call me. Very bluntly he asked me "How I thought i would be able to sell his home when the biggest companies in the state could not do so?' My first task was go see it.   I looked up the old listing sheets and what screamed out at me, was it only had 1 picture in MLS. Is it possible to buy a home for only $100. Yes that is the call I got. A gentleman who says he saw an ad where he could buy a home for only 100 bucks. To get to the bottom of this I asked him if he had a copy of the ad? The answer was no. I asked if he had a link to the ad so I can see it? He said no. When I asked how he thought he could buy a home for only $100, he said "the ad said for $100 down he could by a home, but did not recall where he saw it." There was quite an irate caller who insisted on seeing a Manchester NH area home that I have listed For Sale. During 2 simple questions if they are working with another agent? NO and have they been pre-qualified? also NO, they were informed they could not see the home as one seller requirement is that all buyers are pre-qualified.     Queue the "beep" button as she was not ready to get ore-qualified. There was no need for her to be pre-qualified. She has seen other properties and no one asked if she was pre-qualified. She just wants to see the property.   When told that some sellers may not require it, that all sellers will want to see a pre qual letter to make an offer. The Loan Officer tells the Buyer "there is enough blame to go around for everyone". Frankly, it offended the Buyer more than comforted them. See, right before a closing on a Manchester NH area Home, the appraisal was deemed "FAILED".   What failed is my question? The appraiser wrote "that the home needs a new electrical system as no basement lights worked." It sounded extreme and expensive. But wait, the appraisal was done 30 days ago. It is VA and there was a small list of repairs needed. There was painting a couple of exterior areas with peeling paint and installing a hand rail. The biggest question when getting a new Bank Owned Listing is "What will you find?" The other question should be, "what you will not find". With this home, the kitchen is missing, yes, gone, as in... not there. What would you say if you walked into a home you saw online, and it looked nothing like the pictures you saw. Welcome to Virtual staging, where furniture can be added to pictures, kitchens and baths updated, colors changed, new hardwood or flooring tile all shiny new and online. Beware of attack cats. Even Cinderella was scratching her head when a home owner called saying they would be interviewing for a new listing agent for their Manchester NH area home. Home Owners who had stayed put, once again made the choice to move to bigger homes. What makes an offer REAL? Take a new Manchester NH area home listing. There was several showings the first few days. Offers started coming in. Speaking to the seller, we let everyone know we would review offers at noon the following day. Several offers came in. However there was one agent who called, asked if they could still submit an offer. They were told yes as it was the night before. The next morning they texted an offer my buyer would like to offer xxx amount and close 60 less days.    I replied to their text with my email address to email the offer or address they could drop off.    Noon time came and nothing. The stars, full moon and Friday the 13th aligned to cause mayhem in this part of the Real Estate world. What could go wrong did. Yesterday I wrote about "Hurry up and Wait", today I write about "how happy i am that Friday the 13th is over."   The day started waiting for a "clear to close" on a commercial deal, when it comes to light the buyers bank hired a rival company to complete a BPO instead of a "real" appraisal. Needless to say the bpo agent used comps no where similar to the subject and the value came in way lower than the sales price. When a Home Owner has to SELL FAST, what is their BEST option? They invited me over to talk about selling their Manchester NH area home. They were really puzzled. Their home was listed with a big company. They said they had it under contract but it never closed. When they told the old listing agent they needed to sell quickly, the agent told the seller to call the number on the sign on the telephone pole down the street. How bad do you need homes to sell? The phone rings and a home seller tells you to come now if you want to sell her home. You get there and what a mess. The home seller looks me and says "no one will list my home as they say it is too messy".   I list and sell Bank Owned homes, messy does not scare me. She is in the process of moving out of this Manchester NH area home. Looking back it was listed for a year and went unsold. The exterior was over grown, but not filled with debris. The questions was what are the biggest hurdles you face in Real Estate today? The answer that rushes to the fore front is "the ability of loan officer, processors, underwriters and or appraisers to get their side of the job done on time and correctly." With a closing approaching on a Manchester NH area home, the clear to close is not ready. When asking the loan officer if they will have it on time, her reply is "We can just get an extension."  How easy then is it to get an extension? A home seller was told they should wait until they find a buyer for their current home to start looking for a new home. There is a balancing act in Real Estate that can determine how well your home sale and purchase goes. Show your home or watch football? That was the question a home seller asked themselves. It started with the listing in MLS telling me to contact the seller direct to set up a showing. A buyer relocating to the Manchester NH area, is here today, 1 day only to find their dream home. A strange question from a caller and I needed to get to the bottom of it. The lady owns a Manchester NH condo, she wanted to know if any agent would be able to list and sell one. First the WHY she was asking, as she said "she is ready to sell and her neighbor chose an agent online and still has not been able to sell the unit".  The general premise may be anyone who passes the state exam and becomes an agent should be able to list and sell any type of real estate.
