Not a week goes by when a consumer calls on a home they saw online that has already sold or is under contract. However, today, a buyer agent called and argued how they saw my new listing was still available and demanded to see it. I assured them it was under contract and actually already schedule to close, we were no longer showing this property. "Then why would it still be online?" they asked over and over. As i shook my head more and more, I pondered how they did not know that many of these online sites are not updated in real time like the MLS. I see many more agents using the term "TURN KEY" in their ads and MLS Listings. The problem is it leads to more calls and emails from buyers asking "what is a turn key listing?" The call of all calls was from a home seller, they have their home listed and was reading their agents MLS listings. They then called ME and asked what it meant. My instinct was to ask them why they were not calling their own agent. I recognized the address as having sent a postcard to when their listing expired with their other agency. Seems like they did not make a better choice who to list with. The basic answer is that TURN KEY means just that, you turn the key and can mover right in. When a house comes on the market, buyers expect to be able to see it, all of it. That includes the basement. This seller did not get the message. He sat wondering why his Manchester NH Area home had not sold.  Having asked me to come over after it expired and seeing his real Christmas tree in his basement in June, there was a pattern to why his home did not sell.  He was at a loss when I told him he would need to clean out the basement. I wonder if some sellers even look at their listing in the MLS. All sellers whose homes are not selling wonder why, but many too late. A home did not sell after 3 months on the market with their other agent. The sellers demanded to know why it did not sell. I sent them a post card when it expired. It was obvious the house was very over priced. The owner told me he listed with the agent he did because they told him the house was worth what it was listed for. I met with him 3+ months ago, but i gave him a realistic number of what his home was really worth. He proceeded to tell me that because it is a Sellers market, he can ask what ever he wants over value, because buyers SHOULD be willing to pay anything to buy a home.... I let him know that was just not so. If you do everything right, is it possible your mortgage will be rejected? It is unlikely, but can happen. Most often because somethings was not done quite right. Here in the Manchester NH Area, working the expired listings, I met a seller whose home went under contract twice. Both times he lost his buyer.  What gives? It is unusual to lose 1 buyer never mind 2?  The first buyer said he was pre-approved. He had his inspections. He made formal mortgage application and they did the appraisal.  He was self employed, and could not show enough income on his tax returns. I had a pretty angry Home Buyer who wanted to know what to offer on my new Listing. The problem is I am the Listing Agent on this new Manchester NH Area home for sale. That means I work for the seller. The buyer did not want to hire a buyer agent and was demanding I reduce my commission in half and tell them what they should offer.  It was a quick lesson in how buying and selling real estate really works. My home has been for sale for 6 months and no one is coming to view it? That was the question when my phone rang just after 9pm, i was still working so I answered it. An interesting call where a home did not sell because the seller told the agent to only submit reasonable offers. The agent then submitted no offers to the seller during their winter listing despite showing the home alot she said. The home owner searched the web for how to sell my home fast" and found my blog.  She started a discussion which grew into a debate, what is reasonable when it comes to making an offer?  I headed over to her Manchester NH Area home recently. An interesting call that could go couple of ways. A home owner who was interviewing with another agent to list her home, was thoroughly confused. She started searching online where they found my blog. She was asking what is a net listing and what does gross mean? First what is gross that any agent would mention a net listing. For those that don't know the seller names a price they want and the agent keeps anything it sells for above. It is not practiced and not allowed here in NH. NOW when it comes to NET and GROSS in seller proceeds, most often "gross" is the total sales price and "net" is the sales price less concessions. You walk into a home For Sale. Entering the newly remodeled kitchen a large spider dangles from the ceiling. What would you do? Walk far around it? Squish it? What would you say to a Home Buyer demanding the Listing agent give them the fee their buyer broker would have earned? This young couple is looking to buy on their own. They called on a new Manchester NH Area listing.   Something that seems to becoming more common is buyers who do not want to work with a buyer agent. Two words you thought had gone away. SHORT SALE.... So when a Home Sellers asks me if they can sell their own through a short sale, red flags and rockets red glare. Have you seen the sales that read "All offers must be accompanied by a pre qual letter"? Nearly every one of my sellers includes this. SO when a buyer agent submits an offer for their buyer with a pre qual letter from an "Internet lender", they were shocked that is was rejected.  Actually it was not initially rejected, but the buyer was asked to get a pre qual from a local and trusted lender. Maybe it was the full moon, but this is the first time I have heard anyone tell me they "hated" the Spring Real Estate Market. A Buyer posted in a popular Q and A site, that they can always save money by buying direct from the seller and not using a buyer agent. Two red flags pop up during that statement and i sat on the edge of my seat reading the replies. I could not believe hoe many incorrect statements, myths and outright lies were being posted in the comment section.   First, here in the Manchester New Hampshire area, A buyer does not pay out of pocket for a buyer agent. They are paid a fee posted by the listing agent in MLS at closing. I often say it is harder to get a house to close than to find to a buyer. However there is a storm brewing, but it is only over 1 house. How much is bad advice worth? After sending postcard to homes that went unsold, I got a call from a home seller whose sale fell through and then came off the market.
