The inquiries are starting to increase from those who may need to sell their vacation homes. This week I have had 2 different people. One who has an investment property in the Lakes region of NH. The second has a second home in our Seacoast region of Hampton Beach NH. Two different areas but both similar, worried if they can keep them with an extended "stay at home" order.   Here in NH we have "a stay at home order" but do NOT have "a shelter in place order". We can go out but with caution. Here in NH real estate is an essential service. These two cases are both in a situation where if this is extended, they may need to sell immediately to avoid financial ruin.   Taking the first situation, the couple owns an investment home. Located in the lakes region they have about 10 prime weeks o...

I figured it is a good day to start a new weekly blog. So on this Sunday I have nothing to say, but have some points to point out. Don't look for this on the feature page as another week goes by and is added to the months of being kept away from the elusive gold star.  Maybe i should change my profile picture to a "blue man"? I am sure tired of watching the news.  I fell off my Iced coffee wagon. There is no shortage of why homes keep getting put on the Expired list? Yes, it is true i went into  home dirtier than a garbage dump. I listed and sold a mobile home and a mansion in the same week. I am ready for a beach day It really makes me feel good to get so many referrals from past clients. Free advice is not always what real estate buyers and sellers should be seeking for. Why do some a...

I want to share with you a special place. This is the Jetty in the Hampton Beach NH State Park. It is one of my favorite places to come sit, morning, noon or night. To watch the boats come in and out of the harbor heading out to the Atlantic Ocean. To watch the fisherman catch their limits. To watch the sun come up or go down. To listen to the sounds of the Ocean. This is my entry into the Active Rain photo contest for Real Life: Places. Real Estate is not just a job, it is an adventure. One that requires a short break and this is where I like to take it. Today the tide was out. The summer tourists have long gone. The wind was light and waves just barely breaking the surface. Lunch was good and feeling refreshed.   The most critical part of Buying or Selling a home is the Agent/Broker y...

Does a Vampire live here? asked the home buyers child as the curtains were all closed and every light off. It was a good question for a kid but the buyers question of "How do they expect us to see anything?" was better. Today is day 8 of 10 in my blog series of the "Top 10 tips" for home owners selling their homes. #8. What position should my curtains be in and should lights be on or off? When a buyer walks into your home, you want it to be light and bright. The curtain should open, the sun pouring in. For late afternoon or evening showings, all the lights should be on. Make sure there is not any burnt out bulbs. Buyers do not want gloomy.  Here in the Manchester NH area,  one of my first conversations when listing a home is what to expect for showings. Yes, the home needs to be kept re...

A FSBO Seller called for some help. A Buyer put in an offer but did not pay a deposit as they said they do not have money for a deposit to pay with their offer but can come up with it all at closing. The For Sale by Owner Seller just happy to have an offer accepted it. Months later they still have not closed and the seller wants to know what to do next. The seller said they did everything right. They found an agent to post their home in MLS for a flat fee and signed up with every online resource they could. "SO what went wrong?" they asked.  THE BOTTOM LINE Is that red flags are mot just waving, but hitting one in the head. The first thing to note is this seller in their haste to save money, has cost themselves more money than they ever saved.  All Home Buyers  should present a pre-qual...

What are Home Sellers asking for this Christmas? Some Home Sellers are wishing Santa will bring them a Home buyer for Christmas, but the reality is that many of these homes may not sell. Some homes listed Listed For Sale will have their dreams come true, but to be sure, sellers should not leave It up to chance and check out these TOP 10 things reasons Home Sellers may get coal instead. THE TOP 10 GIFTS Home Sellers SEEK1. They may get coal because they hired Aunt Betty to list their home who works in Real Estate "on the side" 2. They may get coal because they hired some out of town agent they saw on TV,3. They may get coal because they didn't bother to clean, didn't feel like removing the clutter.4. They may get coal because they did not let buyers in when they wanted to see the home. 5...

What affect will last nights Presidential Debates have on the Real Estate Market? Well, perhaps none... However consumer confidence sure will, and hope is what many consumers are looking for. CNN may have blown an opportunity to have the candidates answer thoughtful questions of what the American public wants to hear. No one, except for CNN and maybe Hillary wanted to hear an hour of loaded questions trying to get the candidate's to attack each other, bicker and well act worse than children.  What do the debates have to do with Real Estate you ask? Many home buyers and sellers ask what the future of the Real Estate Market will be? Although the Real Estate Market has recovered, many home owners are waiting before looking to find that bigger home. Consumer confidence is low with how beat ...

Do Home buyers benefit or get hurt by Investors Buying, Fixing and re-selling homes? On first look most Buyers may say it hurts them competing against cash buyers. There is a however though. As a leading Listing Agent of Bank Owned Homes, Foreclosures and Short Sales, most of the homes listed are in need of work. Some so much that they are cash only sales. That means the average buyer can not make an offer if they are getting a mortgage on that property. I was recently "screamed at" by a Buyer broker who did not think I should be selling Bank Owned home to investors, but only letting home buyers who will live there buy them so they too can save money. The problem is even if the bank will allow a mortgage contingency, the homes that need major work. The buyer than has to have the cash to...

There was a great debate when the Seller must be out of a home when it is sold. Is is before it closes? After it closes? How many days before or how many days after is alright? The legal answer to the question is "When ever it states on the Purchase Agreement that the buyer and seller have signed." The problem arose and debate began when it was the day before closing on a Manchester NH area home and the seller had not even started moving. The contract calls for the home to vacant and broom clean at closing.   For most sales, the seller has to be moved out before closing. The home broom clean and home and yard free of belongings, furniture, trash and or debris. When I list a home, I have this conversation with my seller before we start showing and again when I am presenting an offer to p...

Have you seen Condominiums entered in the MLS as a single family in your area?  Here  in the Manchester NH area there is a trend where listing agents are entering Condominium style homes under the Single Family headings as well as under condominium listings. It is causing confusion and in some cases chaos. What do you think about this trend? More exposure for your listing or keeping away buyers? Many Buyers are starting their search online. Many of the online Real Estate sites then expand the confusion when the syndicate or promote these listings under the wrong header.  I am a true believer in "Truth in Advertising" if the property is a condo, then list it under condominium and avoid putting it as a single family home which it is not. The goal of a Listing agent is to reach the most po...

Can there be something worse than an agent or client being late? YES when they dont call to tell you they are going to be late maybe? An agent asked if they could see a home at 7pm. The seller balked as they would have to pack up the grand kids, clean the house and head out right after dinner. The seller has requested assisted showings only so I would be there to let them in and answer questions.  I got there at 645pm at this Manchester NH area home. 7pm came and went no buyer and no buyer agent. 715pm came and the buyer pulls up, but no buyer agent. I call the buyer broker, no answer.  I ask the buyer if they want to go inside and they say they were told not to see anyone home without their agent present. 730pm came, the seller came driving back down the road, but no sign of the buyer ...

I need you opinion. I was told the house was READY TO SHOW by the national preservation company hired by the bank. The price was set and bring on the Buyers. What do you think? The life of a Real Estate is said to be glamorous. Those adventurous agents like me, will List and Sell REO homes, also know known as Bank Owned homes.  This Manchester NH beauty is a cash only sale.  They love to give me the challenges, because i come through. Over 10 offers in 24 hours all cash with no contingencies.  Coming soon a SOLD sign despite this mess.   If you have a house to sell, I can help you sell it no matter the condition. If you want a great deal on a home or Investment, i can find it. The BEST way to go about any home purchase or sale is to know that a Buyer or Seller should not choose just any...

Should Real Estate Agents be able to take a day off? Some people think not. Well yesterday was a semi national holiday around New England, as Jimmy Buffett played his annual concert at Great Woods. It is one of the few days i do take off.  Even some present and prior clients/friends all joined us. Our Manchester NH area clients were all taken care of and everyone was very happy and content. Except a new caller who wanted a list of every Foreclosed home in NH on Saturday,  She doesn't think Real Estate  agents should have any time off. She demanded we be available 24 hours a day 7 days a week, yes you read that correct, 24/7. This morning  let her know we do practice business hours during and have to sleep. She doesn't want to get pre-qualified.  I sent her a revised buyer broker contrac...

As I sat a home yesterday waiting for a buyer to show up at a  Manchester NH home. They pull in and pile out of the car all wearing bathing suits. They are more ready for a beach day then for looking at homes. The wife right away apologies for their attire as they are indeed heading to the beach right after they see the home. I open the door and start my tour. They love the home. They tell me their home in MA has already sold and they are ready to move.  They head off to the beach letting me know they will discuss making an offer and perhaps meet tonight. In the mean time the neighbor watched us like a hawk without us even knowing. Within an hour is a phone call from the seller shouting how i could let buyers who were not qualified through the home. Why do you think they were unqualifie...

Do you open the refrigerator door when looking at a home listed For Sale? In most cases yes, however when it comes to selling REO homes, also known as Bank Owned or Foreclosures we have a rule. DO not open the Fridge. WHY you may ask, well if you have ever opened one that has been sitting a good year with food inside, you may never open another. The rule of thumb is ask before opening or you may learn why you do not open the refrigerator the hard way.  One of the puzzling facts is some banks including HUD will not pay for cleaning. They will remove the trash but not wipe down surfaces, not wash floors and not clean appliances. Most older appliances if they were not already removed from the home are removed by the trash out people national preservation companies hire. With a shortage of ...

I got a call from a Manchester NH area Home Owner who asked if I could tell her how to tell if a home is Over priced. I asked her if her home was for sale and she said yes. I asked her the address and I looked it up in MLS. There it was plain as day with the gleaming picture of a room, not sure what room, as it was so dark. I clicked on it and know the neighborhood, actually even know the home. Yes it is on the high end of the market but being over priced may only be one of the reasons her home is not selling. "Not selling" she cried, she blurts no one has come to see the house in 4 months. Well.... She knows there is a problem, her house is listed so I can not say too much. I did ask her how she came to call me. She told me her co-worker sent her a link to my blog, She loves reading th...

How can you say an offer is bad, if it is an offer that starts the buying process, you should be happy to get an offer stated a Buyer Broker. I think the difference is that receiving an offer is GOOD, it does start the Buying process. The HOWEVER though is that in this market there is a shortage of homes for sale, there are many buyers looking and my new listings can get several offers right from the start.  Therefore if an offer is low and contains many contingencies, it may not get excepted. Therefor it is BAD for the buyer for sure. A good offer is one that includes a pre-qualification letter, is at the buyers best price and limits or does not contain contingincies. It has a good chance to be accepted being better than the other offer. That makes it a GOOD offer. So if an agent tells...
