Great news for New Hampshire REALTORS and Consumers!House Bill 1384, the Designated Agency bill, passed the full Senate this morning (March 27). The NH Governor’s signature is the remaining step needed before it becomes law, with an effective date of Jan. 1, 2009. How very exciting! Jay and I have shown and sold many New Hampshire bank owned properties and most of them have been a nightmare. We have suffered numerous frustrations when working with bank-owned properties and in many cases with their agents. Some of the disconnect is the direct result of listing agents who have too much inventory and not enough office support. I must say not all listing agents are the same, we sold a bank owned home in Salem NH where the listing agent was wonderful, she had a system in place and support staff in place who did their jobs. The fact that she works for our Londonderry office has nothing to do with it. She runs her bank owned listings like a well oiled machine. I've been giving this some deep thought lately. When I entered the business in the mid eighties all the REALTORS knew each other and everyone worked hard to cooperate with each other. Then the market shifted, prices rose dramatically and everyone and their mother thought it would be cool to sell real estate. One day it all came to a screeching halt. The market changed and for those that were unaware, it felt like an over night change. Those that keenly watched the market knew what was happening and what was coming. Can you believe that it has been snowing since last night? So far we have about 5 more inches on the ground and there does not seem to be any end in sight! I love posting about our trips and this one is no exception. We took a trip recently and spent some time with Jay's step mother Barbara McGillicuddy down in Venice, Florida and then with good friends Bill and Nada Marth in Naples Florida. While in Venice we stayed with Barbara and Jay got her all set up with a new laptop and set up a wireless system for her. We had lunch on the water one day and really enjoyed ourselves. We only spent two days in Venice but it gave us enough time to catch up and enjoy each others company.In Naples we stayed at an exclusive RV Resort. Pelican Lake is a Luxury Motor Coach Resort and is something to behold. This was our second stay at Pelican Lake and we "camped" with our friends in their 40 foot Motor Coach.  Picking up a newspaper this morning, a screaming headline “Fourth-quarter home sales fall in 45 states” of course caught my attention. I was curious to read a firsthand local slant on the real estate market. Sales were down in New Hampshire for the last quarter as well … except for the last month in December, which was the best December for us personally in many years. Then January hit and it started to get really busy for us in Hampstead. Many of my fellow REALTORS said the same thing…it was if someone turned on the buyer tap. Interestingly, New Hampshire was one of the states that did not report their fourth quarter sales figures to the National Association of REALTORS but I know we were way down as well. It was a miserable 2007 real estate market for many in NH. This local (Florida)...

Hampstead, New Hampshire Lake front property owners win a giant battle against the town. In case you missed this piece of news, a yearlong battle regarding year round status was recently decided at the Rockingham County Superior Court. The case involved a local couple trying to sell their shore front properties only to discover that the town of Hampstead had declared the properties as “seasonal”. Seasonal, even though the tax assessment card, long used by REALTORS and residents alike, to help determine the status of a property made no reference to being seasonal.  “Extreme Makeover: Home Edition” New Hampshire will air on Sunday, January 27. How cool is this... ABC has decided to expand their typical one-hour episode to a two-hour special. It seems that they had way too much good New Hampshire footage to leave on the cutting room floor! Tuesday I got up very early and drove to Conway New Hampshire where I was the guest speaker for the White Mountain Board of REALTORS. I presented my class called Consumer Centric Market, which is all about web 2.0 and how to reach the Net Generation. The program went real well, I could see the excitement in the crowd and the feed back has all been fantastic. You know you've succeeded when participants take the time to contact you after a class and tell you how much they enjoyed it. It's always nice to hear positive feedback.  My mom and dad voted in their first primary! I am so proud of them! Mom and dad became citizens on January 18 2006. They both studied hard, really trying to learn and understand the history of our great country. I was full of pride watching them study... seeing how much they tried and how seriously they took it. Then the day came for them to take the "test" and the long wait...long wait for the test results.They passed, both of them and they were sworn in by US District Chief Judge Steven McAuliffe (husband of Christa our NH teacher in space who died when the Challenger blew up), they were amongst 369 newly selected citizens of the USA.It was indeed a proud moment as you can see by the beaming faces of Mom and Dad. Happy New Year...A New Hampshire housing recovery in 2008...  Well maybe not a recovery but certainly a leveling off. We’ve had an incredibly busy week here in Hampstead NH, both personally and professionally. This past week alone we’ve written 3 purchase offers for buyer clients, had one home inspection and showed multiple properties to other customers. Warning...this is off topic and very personal...so read at your own risk. Maybe the power of the Rain will transcend oceans and language barriers...Who knows but it's worth trying.  A letter to my husband's birth mother. I'm not sure if I'll ever post this and if I do, I don't know that you'll ever see it.But I want you to know...that I Thank You for giving your son to me. You made a decision in June of 1954, a sacrifice, something that must have been extremely difficult to do. I'll never know what you thought or felt that day but I can imagine it must have been painful. I wonder if you got to see him and hold him before you gave him away. It makes me sad thinking that you might not have. I've held him in my arms, listened to his breathing and comforted him during bad dreams...he hasn't...

I’m pretty excited about the fact that my office manager Carol Souter was recently installed as President of the Granite State South Board of REALTORS. While I understand 100% the time commitment involved in being president, I also know first hand because both Jay and I have been local board presidents, the benefits that come with that position. Not only benefits to the agents in my company but benefits to our clients and customers as well. The cool thing is that Carol will be in the loop as far as changes and innovated marketing trends develop next year. Make no mistake about it, this market will continue to bring us changes. Merry Christmas and Happy Holidays! We decided to take a ride this afternoon so that I could take some pictures with my new camera. Christmas In New Hampshire is very old fashioned and I just love looking at how folks decorate their homes and doorways. Jay gave me my gift early, a new little camera and I had fun playing with it….I hope you enjoy my little Christmas Eve show.                                                    Well it's the day before Winter starts and I have had it with all the snow we have had. We have had 3 storms in the past week.As you can see, Monika's Ford Explorer is almost hidden from the snow bank. I do most of the snow removal by shovel. I did have Monika's son plow the driveway during Sunday's storm.I enjoy shoveling as it gives me a good workout. I know I am burning calories but my back is starting to feel it. I noticed today that my forearms are getting tired and I can hardly raise my arms over my head. It is getting hard to throw the snow any higher than it is now.It is supposed to get a little warmer this weekend but rain is in the forecast for Sunday's Patriots game. I wonder if it will be cold enough to snow. It can snow dow...

We did it!!! We exceeded our goal of 10,000 coats! Ten thousand coats...thats a lot of coats and we owe it all to the people in our communities! Yesterday, Dec 9 was the annual Hampstead NH Holiday Parade.It was pretty cold outside and you could feel snow in the air but the Hampstead NH Christmas Parade went off without a hitch. The streets were full of people, sounds of laughter and excitement were all around me and everyone wanted the same thing. They wanted to see Santa Clause…even I got caught up in the excitement. Something about seeing that big guy made feel like a little kid again. I had a great time so did all the people standing near me.Hampstead does this every year...so start planning your float for next year. I put together a little virtual tour of the parade for your enjoyment. I have no idea who little “Miss Christmas” is but she was oh so precious.
