The best way to try and show you what the Hampstead NH real estate market is doing is to create an Absorption rate chart for you. Hampstead NH Absorption rate Oct 2008... not a pretty picture. Currently there is a 21.7 month supply of homes on the market. This is based on sold data with no price range or size restrictions. If you narrowed it down to a specific price point and size it would narrow significantly.   For example using the same time frame but adding the price range of $250,000 to $299,900 the chart would narrow down to 13 + months of inventory. 13 plus months is still pretty high. If you compare it to a year ago we're doing a little better. Which is a good thing!       disclaimer.... Last night after dinner I took Monika out to go look at a house on Emerson Avenue that was all decked out for Halloween. These people decorate their house for Christmas too and it is magical. I don't know how much money they spend every year but I do know the electric company sure does love them. I spoke with the owners father and he said Christmas was the most costly because they entertain the neighborhood for two weeks during the Christmas season. HAlloween isn't all that bad. LOL Here is what we saw tonight.

I had the privilege to visit a wonderful place today. It is a day care facility for people living with Alzheimer's disease. Sarah Care offers a safe place where patients with Alzheimer's can go for a few hours or all day so their custodial family can "get a break" from the 24-7 care necessary to keep these people safe. Sarah Care is set in a strip mall called Hampstead Commons located on Route 111 in Hampstead just east of the Stage Road intersection. New Hampshire Home sales it's more than statistics...much more You can read all the statistics in the press and hear the dire reports on the news. In fact a recent issue of New Hampshire Business Review, business news and analysis, had a headline crying out "NH Home Sales Drop 23 % in August" which talks about the drop in the real estate market in comparison to 2007. Those of us that lived through the infamous real estate year of 2007 know that it was a pretty bleak year so you can imagine how 2008 has been for many. The New Hampshire Association of REALTORS released their market trend report written by Peter Francese, as usual Peter make us really think about the future of New Hampshire’s real estate market. Most REALTORS we’ve been talking to report an increase in activity, not a lot but an increase. June traditionally is a slow month with graduations and vacations but our personal Internet hits are up and we have customers out looking at homes. Summer in NH…a true waterfront mecca. I love summer in New Hampshire. I love our rocky coastline and our wonderful lakes and ponds.  New Hampshire has so many lakes, ponds, streams and rivers that water recreation can be found just about everywhere. Everything and everybody is bursting with sunshine and activity...oh the joy of spring! I love it!Not only is the weather cooperating but the NH real estate market is as well. Everyone I talk to reports the same thing...It's busy in NH.  Real Estate most definitely is local!!And in my local area buyers are out there looking and buying real estate and sellers are pricing their homes to get them sold. We've recently created two listing blog sites for 2 of our listings.http://www.17marilynparkdrive.com/ and http://www.39boulderdrive.com/ I'm pretty excited about them and our sellers are thrilled! The first one took a long time to create as we are totally self taught aging baby boomer's. I should clarify that Jay did the actual creating of the blogs... I just did the writing. We wanted to use a blog format as  opposed to a static web site and so  we used a Wordpress.org platform which allowed us ample customizing. We bought the URL's and had customized name rider signs made. Looking to buy a NH Bank Owned Home? Recently I pulled a list from MLS and was surprised at just how many bank owned homes were available in Rockingham County alone.They were priced from 90k to 350k for a 3,000 sq ft home in Windham NH. That size home in popular Windham would normally be much higher in price. There are some awesome bargains out there...but many of them are in need of work and some may have been sabotaged so a thorough home inspection is advised. Last night we held our Spring Seller seminar. We held it in our office at Prudential Verani REALTY in Hampstead. We have two good sized conference rooms and figured we might have 10 -12 people show up. Our goal was to have everyone in one room with 6 presenters. We had planned light refreshments and thought a 2 hour time frame would be adequate.The reality was that we had 18 people show up and had to split the presentation up into 2 rooms and the program ran closer to two and a half hours with people mingling and talking for another 30 minutes or so. We had some of our agents present but not in the rooms during the presentations.  Our goal was not to turn it into a "sell yourself" type of event but rather make it relevant and very informative.  Joe Martin and  Donna Speirs pictured next...

Hampstead New Hampshire sales activity from January through March 2007 compared to January through March 2008.These atatistics show that solds are up and sold prices on average are down and median prices are off as well. Days on market are up too as well as price per square footage decreasing.  Looks like as prices are declining that activity has picked up. I know we had our busiest December and January on record. I love shooting videos, just check out my closets! I think I have a good 30 years worth of videos stock piled. I've captured all sorts of embarrassing moments for prosperity... LOL my kids hate me I'm sure. Then I discovered Active Rain and because of it, YouTube and Veoh. So it's just a natural progression for me to start using videos to promote my listings and my market area and maybe to capture a friend or two in one of those rare moments. Yup...That's what I said "Stripped Naked" thanks to Active Rain...and it feels a little weird to be so completely naked. I've been Blogging for nearly a year and half now and in the beginning when I read the success stories that other bloggers posted, I was envious and couldn't wait for it to happen to me.  I wrote and I wrote, about anything and everything.
