You didn't give us a chance to think about it cried a home buyer? How much time did you need I pondered? Well, a week or two.... the buyer said in a commanding voice. The result, was another buyer missing out on their dream home because they were not ready. On a recent new Manchester NH area listing, 21 showings in 3 days resulted in 10 offers. What can you do to shock me? asked a faith full reader. Well as summer winds down to Labor day, it is HOT. So to cool down I go back to early Spring where I found this pool at a new bank owned listing.  Welcome to week 6 of my new weekly feature "Pools that make you say *WOW* " There are several factors I want you to note, so study the picture as there will be a test. The liner held on tight given a good foot of leaves covered by melting snow and ice this day. "This is the part that cools me down." Did you note the deck as completely caved in? You find your dream home, you wait for the inspections and you plan to move. The home has a septic system. Inspection day gets here, they dig up and open the lid to the tank. They dig into the leach field and then you find this. What does it mean?  You see black in the dirt? The inspector digs down 1 more shovel and hits water. What does it mean? The man says "this systems failed" and the buyer goes what does that mean? In easy terms the water is not flowing through or leaching through the leach field. Where is he going with this? I can hear the screams from here. Finishing up a late night this week, I stopped at my favorite Ice Cream place. What happens if a Home Inspection fails? My listing and a buyer who was in full panic. Their buyer agent, no where to be found. First of all, inspections are not just pass of fail. It is determining what "major: aspects are working, not working and what repairs may be needed. Lets talk about listing strategy. On a home listed for sale, it was recommended they reduce to attract more buyers. The however is the seller wants to only reduce $500 on this Manchester NH Area home. Is it worth it?   Pricing a home is an art. We try to price it high enough to get the seller the most money at closin but not too high that buyers do not look at it. When listing a home we often may try a higher price at sellers request for 2 weeks. Normally it is a Home Buyer asking if the Seller will pay their closing costs. Today we had a a seller who was insisting because we are in a Sellers market, that any buyer who wants his home, pay all the seller closing costs.  It was unusual, and i needed to get to the bottom of it. First, I went over what a seller may pay for closing costs here in NH. The seller pays for the deed to be written that transfers ownership to the buyer, average cost is $150. The largest expense in NH may be the state transfer tax of $15 per thousand dollars of sales price. It is split $7.50 that both the buyer and seller each pay at closing. For instance a $200,000 sales price, the buyer pays $1500 and the seller pays $1500 at closing. Lastly if there is a payoff for the sellers mortgage, it could be  $25 t...
