The Affordability Index Don't kick yourself in 2014 for not buying in 2013. There is no doubt mortgage rates are at the lowest levels in decades which puts buyer's purchase power at it's peak. As mortgage rates go up, purchase power goes down. The Affordablity Index is lower today than it was two weeks ago. Look at this graphical illustration of the mortgage rate performance over the last year. When mortgage rates were at the lowest last fall, purchase power was at it's absolute peak.
