The 1st Quarter has ended for the Town of Derry and the absorption rate figures are in. Derry ended last year strongly gripped in a Buyer's Market with an absorption rate of 7.89 months, this meant that at years end it would take approximately 7.89 months for the inventory that was on the market to be sold. Any time the absorption rate for an area is above 6 months, the market is considered to be a Buyers Market. Derry's 1st quarter results show that it is still strongly gripped in a Buyer's Market and that its market position has worsened. The absorption rate for Derry has moved up to 9.14 months, which means that it will take even longer to move the current inventory than it did at the beginning of the year. The end of the year has come and a new year has started for the Town of Derry. With the beginning of a new year comes the question of how the Town faired when it comes to marketing/selling homes. In order to determine how the Town of Derry did, we have to look at the absorption rate for 2008. The absorption rate is the amount of time it will take for the current inventory of properties for sale, to be absorbed by the market. Late last month our office held its 10th anniversary yard sale, which benefits the Shepard's Pantry in Derry. This year besides our yard sale we held a raffle for two Celitcs Tickets for an upcoming game. The weather was not very cooperative, but our office was determined to hold the sale no matter what the weather conditions were. Not surprisingly New Engenders being what they are, came out in droves to view and purchase many of the items that were on sale and to buy more raffle tickets. The end result of a long days work was that we raised over $3,170.00 for the Shepard's Pantry. The check was presented earlier this week to them and the money will go to provide much needed food at their pantry and dinners at their kitchen. Have you ever walked or driven by something on a regular basis and never really see it? It's part of the landscape you take for granted, always there but you never stop to look or explore. Taylor Sawmill is like that for me. I've often admired it as I drove by on my way to somewhere important, always too rushed to stop and really take it in. Today was different, not that I had more time but something compelled me to stop and get out of my car and walk around the Mill. It appears that our local Hospital (Parkland Medical) will now be providing additional medical services, in the form of Cancer treatments. Parkland Hospital has partnered with the Lahey Clinic to provide this service and patients living in our area will no longer have to travel to either Boston or Manchester in order to receive treatments. This improved medical service is a great boost for the local Rockingham County area and its residents and is another example of why it is great to live in Rockingham County!

I know on the surface that this might sound like a silly question to ask, but there are a lot of Consumers (and even Realtors) that don't know what a Buyer Agent is or how they work. A Buyer Agent is a Licensee who has signed a contract to represent a Buyer, in a real estate transaction. With out a contract an Agent cannot represent a consumer in a transaction as " The Buyer's Agent", this means that the Agent should not advise the consumer about properties they are viewing in any way except when its about revealing material facts. They are to be honest with a Buyer (this includes informing them that they will not be giving any assistance to them) and do ministerial work (handle the paperwork, escort them on showings). Leachfield rejuvinates after 8 years.Monika and I listed a Condex last week in Derry, NH and we received an offer on it after the first showing.  We came to terms pretty quickly and then the appraisal was yesterday and the home inspection this morning. When I arrived ten minutes early the buyer, seller and home inspector were there and I could see the septic inspector drilling in the back yard. The last few days have been pretty mild but overnight the temps have plummeted and he needed a drill to dig into the leach field.
