I interviewed for a listing yesterday and the seller said they would mandate all people, agents and buyers have their temperature taken before entering the home. That added a a new responsibility that would require lots of time and liability to who ever lists her home. The interview went well. She loved my approach to selling. Now we had to work on this taking of temperature part.    The first step was getting a Digital Thermometer. I searched Walmart, CVS and Walgreens, none to be had. The pharmacist pulled up a link on her phone and let me take a picture of it. Put on a helmet and take  a journey with me.  I met a family who needs to sell. They can no longer pay their mortgage. They are though scared beyond most of Covid 19. As I stood there they spoke about how to protect their home and family from buyers coming into their home.   It is a valid fear as many seller have. This family though was behind in their mortgage before Covid 19. The virus may have bought them a few more months. They key fact is they have equity. They don't need to just give the home back, they should sell and use the proceeds to start over. It is a good amount. There is two correct answers to the question of what is most shocking with this picture. The first would be we had a dusting of snow and it is suppose to be spring. The second is this is what we found during our final walk through before closing.   Picture Thursday morning, waking up and flakes as big as snow balls falling form the sky. I listed this short sale after It had been on the market almost a year. The sellers owed far more than the house was worth. The home although scary, did not scare me away.  I accepted the challenge and started my journey.   The first thing I did is assisted the seller in moving out. In the past I have shared stories about meeting home sellers whose homes needed work. They needed to sell quick for various reasons. They then called the "WE PAY CASH FOR YOUR HOME" people. Some were promptly offered a half price offer on their home. The stories with happy endings are usually where a family member, friend, co-worker or their lawyer stepped in and slowed them down. Are you ready for an adventure? I sure was not. Early on a recent Saturday morning i get a call. It is the neighbor of my newly listed home. The home is vacant. The seller has relocated and put their trust in me to sell it.  I pull up and find 3 moving trucks in front of this Manchester NH area home. There is a battle royal going on WWE STYLE. The 3 different families are ready to move in this home. The problem is, none of them are the buyers.  Some "not so local scammer" posted my listing as a rental listing. What could be worse than a smelly home? Recently looking for fixer uppers for a buyer of mine. We have viewed some pretty smelly homes. Smoke, cats, dogs and one with a sewer smell. Today though we looked at a FSBO in the Manchester NH. It had a smell of pets but something was off. As I stepped on the carpet it appeared to jump. Then it hit me. Bite after bite there was a million fleas. Maybe more.  We ran out of the home, i took off my shoes and socks. Rolled up my pants and what to do.
