Things are getting more back to normal with a call to go view a short sale home. It was listed, but it did not sell and now they face foreclosure with the moratorium on foreclosure being lifted. Could I help them?   Arriving to a home with un-mowed grass, it was worse on the inside than the outside. The seller arrived and asked what i thought. I had the sad job of telling him why this home did not sell. You may be expecting me to write about my new bank owned home or even my new short sale listing. Actually this is about a home that expired after spending 6 months on the market without a sale. The seller found an agent online and perceived them to be the biggest agent, so they must be the best to sell their home in need of much repair.   That plan did not work out. The seller said they received no advice, no feed back and 2 half price offers.    The seller needed help and they turned to internet again, this time Facebook. I have an easy question with a not so easy answer. Basically take a new construction home, what color should the inside be painted? The two common answers could be, #1. Whatever the builder listed in their specifications they would paint it. OR #2 Whatever the buyer listed in their "choices" and signed off on. So why was the homes inside painted yellow? Yes... yellow, the walls and the trim, all yellow? Was there a change order? Did the buyers visit the home on their own and talk to the painter? I did my best Magnum PI impersonation. There are dirty homes then this. You see I have been working hard to build up listings for the spring market here in the Manchester NH area.  This FSBO was rented, it has been for sale on and off for way over a year. The tenants have now moved out and the seller said it is time to get serious about selling. I got a call from someone whose home went 3 months without selling, he was convinced his house did not sell because his yard is way over grown. One agent told him to cut everything to the ground and let the new buyer start over. What did I think?  Without seeing it, I could not answer him. It did sound drastic. He invited me over to look at his house. He lives in a wooded area, you can say it is almost deep woods. His yard was dark, but had lots of different plants, shrubs and trees. Here is the scenario, the buyer closes on their new Manchester NH Area home. Within two weeks of closing the buyer got a notice their mortgage was sold. Before they could ponder what that meant, they got a second notice that their mortgage was sold again.  What does this mean he asked? Are they taking my house from me?  With a simple call to myself, i was able to tell him what it means when a mortgage is sold and how it will not affect his purchase or his mortgage.   When a mortgage is sold, the only thing that changes is where to write their check to. We have all seen sales go down the toilet, however not too long ago, a toilet tried to kill a sale. During a home showing, the would be buyer "had to go".  They used the sellers bathroom. The buyer than submitted an offer through their buyer agent. Late that night, a frantic home seller called in a rage. "Some one used their bathroom and to not deny it".  How did they know you ask? I was inspired to write an entry into the Active Rain March challenge to write about how I went back and completed some Spring Cleaning on my older Blogs. Looking back, I have written how about so may local events. Community Gatherings. Have you ever thought that "this home will never sell". I showed an owner occupied home over the fall. It was priced low, needed some work and as you can see, was a total mess. Now this is not a bank owned, not vacant and not abandoned. WHY do Buyers and their agents LOVE those Low Ball offers s much? Despised by sellers and Listing Agents, the Lowball offer has not gone away.
