A Home Seller told me they would not list today because no one looks at homes on a Holiday. I had to ask where they heard that. I was on a listing appointment for this Manchester NH area home. Being the last of 4 appointments, they told me the previous agent did. I was a bit puzzled, as Holidays are often packed with buyers looking for homes. Who doesn't want luxury? A recent buyer shook to the core what we consider luxury. Coming from CA, he sold what he said was his small home for $2,000,000. He business was taxed to the gills and loved what NH had to offer. No income tax and no sales tax would save his business "boat loads" of money he said.   He said he wanted a "Luxury home".  He did not have a minimum or maximum other then show him everything near 2 million he said. I went through the communities he was interested in, Bedford NH, Amherst NH, Windham NH and Manchester NH.    His reply was not what I expected. He said, "I wanted a luxury home, not a hotel." A war broke out between a home seller, a potential buyer and a neighbor. Who is correct? Well you see, a potential buyer was driving by the Manchester NH area home for sale, saw a neighbor out shoveling, stopped and talked. They were listed with another agent and canceled their listing due to this.  Why anyone is offended was beyond me. First off, when listing a home I go over with my sellers why we should tell the neighbors you are selling the home. When a home goes for sale, you should want everyone to know. The more that know, the more potential buyers. In this case the seller did not want the neighbors to know. Perhaps they saw his sign anyway? I found myself in the middle of a Battle Royal this week. No I have not joined the WWE. I went on 2 different listing appointments this week. The first was very hostile. I was the 3rd of 3 agents and the sellers were already at their own throats. It is a newer big home, an elegant area with home after home loaded up with Christmas decorations. Mrs. Seller was the big decorator in the family and the home sat bare.    Since Thanksgiving they had already met a few agents to list their Suburban Manchester NH area home. Two of the agents said they should not put up any decorations as it could hinder the sale. The Mrs. was crushed. She lived for decorating. As Labor Day approaches, summer comes to end here in New England. That means the days of pool season is numbered. Despite that.... a home buyer wanted a home with an in ground pool. Searching the MLS this home stood out with "a GORGEOUS in ground pool". Welcome to week 7 of my new weekly feature "Pools that make you say *WOW* " What we found, was a pool that was never opened this summer. A seller was in full panic mode. I met with them about 3 months ago, but they listed with a national name as they said "they would have more buyers." Here we are over 3 months later and that house has not sold. The Listing Agent of that home called me. They want to know what my ideas were to increase the value of the home so it will sell... Wait? Different agents use different tools in Real Estate. When listing bank owned homes, short sales, estate sales or vacant relocation homes, there is one tool that comes in handy. It is called by many different names and you can not find it in any store. You see back in the 1990's  listing and selling bank owned homes for the like of the FDIC in the Manchester NH Area, I met an appraiser who always carried a stick. He used to joke it was to beat agents who didn't like his values. When a sale falls through, every one looks to blame some one. A seller was livid theirManchester NH Area home sale fell through. So much so, that they canceled the listing with their other agent. Searching for a new Listing Agent, they found me. Their first call though consisted of screaming at me why any agent would submit an offer without a pre qual letter? How fast can a Real Estate closing take place? The simple answer on a cash sale is 7 days. Our quickest is 3 days. However, most closing involve an owner occupied seller and a buyer, getting a mortgage who will be moving into a home. This could be the tale of two climates. A couple from warmer climates moving to the Manchester NH area for work. He showed up to see homes in a snow mobile suit, big high boots laced up to near his knees. He was ready for the arctic not NH.
