Single Family Market Activity - April 2009 Amherst, NH closed transactions in April of 2009 continue to reflect the effects of the economy through the local housing market.  There were 42 new listings with 6 pending and 9 closed.  As of this date, there are 118 current listings with the average asking price of $492,396. In 2008, there were 11 closed transactions with the average selling price of $409,144.  In 2009, the average sales price of the 9 closed single family homes was $326,764 with an average days on market being 261.  The strength in the market is at the first-time home buyer level where significant incentives exist.  There is an $8000 tax credit, low interest rates and favorable pricing. Amherst NH Market Report - 1/1/09-3/31/2009 First quarter market reports do not typically reflect overall market conditions as weather, the holiday season and the inability to showcase curb appeal and landscaping deter all but the most motivated from listing their properties. The Amherst, New Hampshire real estate market remained stable in the number of units sold (20) as compared to 2008. The length of time to sell increased slightly to 146. Average selling prices increased 17% to $379,558, but it is not reflective of the trend in other towns in the area. Amherst NH Market Update - November 2008 The October 2008 trend continues with the number of single family homes sold in November 2008 increasing from 4 (2007) to 7 in 2008.  However, average selling prices continue to fall - in November 2007 ($432,500) to $408,143 in 2008. The average days on market (DOM) increased in November of 2008 as compared to 2007 from 89 to 117. Amherst New Hampshire Market Report - October 2008 The average selling price for single family homes sold in the month of October 2008 was $266,482 which is a substantial decrease from $320,489 for the same time period in 2007.  The number of homes sold increased from 11 from 9 with the average days on market dropping from 139 to 104.  The trend for average market times for homes sold in Amherst, NH have been substantially longer until this month.  This statistic usually indicates more aggressive pricing and fewer homes available on the market. The Brin Realty Group offices are located in a beautiful craftsman style home located in Amherst, New Hampshire that was once the Amherst Station Stationmaster's house.  The home has been lovingly maintained throughout its history and remains much the same as it was when it was built in 1904. The home was built by Harry and Mary Heath in 1904. Harry Heath was the station master for the railroad that passed through town. The house still maintains many of its original detail. Many of you I am sure are aware of current use, but many may not know what about discretionary easments. Like current use, they are designed to give tax relief to land owners while preserving the land from development. One very important difference between the two is that a discretionary easement has a time frame associated with it. Normally, not less then ten years and potenially a lot longer, land that is in a discretionary easement cannot be developed until the easment expires. This can greatly affect one's ability to use the land as they would like.
