A Closing with a Wonderful Hendersonville CoupleToday I closed a home with a sweet couple I have worked with over the last 6 months. They have been a real joy and I think will be a great addition to our little town here in hendersonville, NC. Coming From California it will be a big adjustment. From 24 hour everything to our humble town rolling up the carpet early for the night, from warm most of the year to real four seasons, and so much to expore in town and surrounding areas. I hope that Hendersonville will give Louis and Linda Anderson a great big welcome! With Louis' white Santa Claus beard and Linda's red hot electric scooter tooling around downtown you can't miss them. They will be out and about a lot explroring their new surroundings, so say hi if you run into them. You will likel...

Mr. Seller Do you Really Want to Sell?Lately I have seen a rash of homes I wanted to either show or preview, and I simply could not get appointments for. One in particular wanted 24 hour notice, so I thought that's ok, I can go the next day. But lo and behold, clicking on that day to set an appointment showed the entire day was all blocked off, no showings that day. OK I try day 3. Can only show from 10-2. Really? I am pretty flexible, and will jump through hoops, but sometimes there are just too many hoops to get through.I almost hate to admit it, but I gave up. I passed on getting into the house I thought may be one my clients may like. I hate that because it may have been 'the one.'But then I thought no, I don't hate it. Why? Because if they are that unwilling to get people in to see...

Is the time right for you to sell your home?It seems as though real estate agents are always saying now is the time to sell, or now is the time to buy. There is always that chatter in the real estate market. But how do you really know if the time is right for your situation? A few questions to think about may assist you in making the right decision. Why am I selling? If you can’t answer this question it may be a good time to stay put. Are you testing the market? If you put your home on the market for more than it is worth to just ‘see’ if you can get some extra money, you will be aggravated by either no showings or low ball offers, and you will be frustrated. You will also waste your time, and the time of the agent trying to help you. If you are selling in the current market, you must do ...

Champion Hills Area Homes Today I went to look at some homes in Champion Hills, and while I was out there I drove through some other neighborhoods in the area. Homes in Champion Hills are ranging from the Mid-300's into the 3 Million dollar range for sale. There is certainly a good variety of styles and prices to meet everyone's wants and needs. Some homes have nice wooded lots for low maintenance and some come with views that will knock your socks off. Today I looked at one home in the mid $400,000 range, and two town homes, in the same price range. It was a real treat to drive through the winding roads and see all of the beautiful yards full of color. Champion Hills is a meticulously maintained community of luxury homes, and a must see if you are looking to purchase in this price rang...

Buying a Home in a Low Inventory MarketI just read the article in RisMedia titled 'Inventory on Longest Downward Stretch in Two Decades'. It talks about the fact that we have been in a 24 month stretch with the lowest inventory month over month in decades. As a buyer or seller it is important to understand the ramifications of this information. In our area this is most definitely true. So few homes are coming onto the market, and prices are steadily rising. Homes are going from listing to close in an average of 80 days the last 3 months. Some homes are going under contract within hours of being listed. Prices are creeping up a little every month. What this means for sellers is that they better have a place to go to before selling their home. Having a good game plan is crucial to avoid b...

Hendersonville Pizza Anyone?I have to say that I really love Pizza, and for anyone who does, we are lucky in Hendersonville to have unlimited choices here. When I work with an out of town buyer and they ask where they should go for a good pizza, I have to say it really is hard to pick just one place. So here is  a breakdown for anyone who comes to town and wants that question aswered.Pi-SquaredOK, maybe becasue they are new and fabulous, and I just had dinner there this week, I think of them first. They have original Detroit Style Pizza, thick and chewy and covered in toppings of your choice. Here is how they descibe it on their style of pizza: Square shape Steel pans used The steel pan provides superior heat conductivity and caramelization on the crust (the mark of the great Detroit-st...

Dog Lovers CommunityWe are so lucky here in Hendersonville to have such a pet friendly community. Here and in surrounding areas in the mountains of Western North Carolina. It wasn't always that way, but for the last few years we are now seeing dog parks pop up all over the county. Henderson COunty has many nice parks here. A small one is located on Seventh Avenue, another one in Flat Rock, and two really fabulous ones in Fletcher and Mills River. Historic Downtown Hendersonville has many outdoor cafe's, after the big three year renovation along Main Street. As long as you have a pet that behaves, they are welcome to join you for coffee, or for dinner. More of our shelters have become no kill, and they are doing really well on getting all of the pets adopted. Asheville has Brother Wolf a...

Haywood Park Estates, Hendersonville NCAs I search for homes for sale for clients, our market is getting extremely low on inventory as time rolls on. So this week I have been searching around for lots that would be a good option for building. And I ran across a newer community I had actually forgotten about. With just 8 lots, it is a nice quiet place to put down roots. Currently there is one home that has been built. There are currently three lovely lots for sale. Of the 8 lots, one lot has been marked sold, and three are not on the market, still currently owned by the original developers. Of the three lots available, they all are further back in the community and more private. Lots 3, 4, and 5 are available. They are all nice large lots with 4 bedroom permits for septic systems, and cit...

PMI and How To Avoid ItPMI is a set of initials that can be a bit perplexing—particularly for new homeowners who are about to write their first mortgage payment check. They may notice it as a line item that adds a bit more to the payment than they had remembered...and then have that forehead-slapping moment when they remember: it’s that insurance!PMI is a good thing and it’s a bad thing. For many homeowners, mortgage insurance, (or ‘Private Mortgage Insurance’) may be an irritating extra monthly charge—but without it they may not have been able to buy their new home in the first place, it can also be indispensable. Some call it lenders mortgage insurance (‘LMI’), which would be perfectly fair, since it’s really insurance for the benefit of the lender rather than the homeowner. LMI or PMI...

The New Year's Frame of MindAlong with all of the New Year’s Day festivities came what you could call the New Year’s Frame of Mind: the familiar, this-time-of-year special consciousness of the passage of time. For most Hendersonville residents, all the other seasons come and go with everyone too busy tending to everyday affairs to pay much attention to the big picture. It’s that New Year’s Frame of Mind that’s behind the impulse to make New Year’s resolutions. After all, there’s no such thing as ‘Fourth of July resolutions,’ or ‘Labor Day resolutions,’ even though a quick check of the calendar confirms they come once every year, too. Nope; it is the moment when the crystal globe slides down to the Times Square throng and old Father Time greets us that’s most likely to trigger thoughts of...

The Cost of a For Sale By OwnerIf you go down to any Hendersonville hardware store, you’ll be able to find them. They are right there in the corner, somewhere on the rack that has all the ‘GARAGE SALE’ and ‘BEWARE OF DOG’ placards. They’re the ‘FOR SALE BY OWNER’ signs. They cost about $8.99 ($17.98 for two). Or, it is also possible to buy a couple of “For Sale by Owner” signs online for about the same price (although getting them delivered to Hendersonville might run extra). No matter which way you would get hold of the signs, you should be alerted to some possible extra costs. I don’t mean ‘shipping and handling’ charges you sometimes find tacked onto other offers. These are extras that have cost other sign purchasers thousands of dollars.Naturally, anyone who buys a ‘For Sale by Owner’...

Selling your home over the holidaysSelling your Hendersonville home during the holiday season may sound like a less than ideal game plan, but there are some advantages now present only at this time of year. It’s true that some extra effort may be called for, but it can be worth the endeavor: there are several factors that make showings at this time of year particularly promising. The first advantage is the flip side of the greatest disadvantage: the slowdown in real estate activity we usually expect over the holidays. That relative paucity of active prospects means fewer showings, so the number of times you’ll be called upon to put Hendersonville property in peak condition will be smaller. The other side of that disadvantage? The showings we do expect will be to particularly motivated bu...

Ready for Property Investing? It’s a good thing that the human body is constructed the way it is, which is to make it difficult to do any real damage by kicking yourself. Particularly after many of us recall quite clearly how incredibly low Hendersonville prices dove during the last decade’s real estate meltdown. When you see the bounce back the intervening years have brought, if you are at all investment-minded, you want to at least smack your forehead…The good news isn’t just that the rebound looks to be progressing still, but that in the realm of Hendersonville rental investments, the wished-for growth in underlying value of any investment property may be only half the goal. There is also the ongoing cash-generation to consider. If you were to set out to search for a property to become...

Hendersonville Luxury HomesWhen it comes to selling Hendersonville luxury homes, you really can’t pigeonhole who the ‘typical’ buyer is likely to be. The 9% of buyers that make up the pool of ‘affluent’ prospects are themselves pretty much profile-proof—and the dollar value that 9% represents fluctuates substantially from one end of the country to the other. On the other hand, it is possible to take advantage of features that are growing in popularity with today’s luxury home buyers.Realtytimes researchers found that affluent buyers are increasingly attracted to features that belong in the smart-home technology category. Smart thermostats that owners control right from their smartphones, wireless homes security camera arrays, and fully tricked-out home theaters are draws. To qualify at ...

Why Move To Hendersonville, NC?I tend to be a total work-a-holic! Maybe I should capitalize that because it is so true! Not having had a day off in so long, I can't even recall, I took a day off this week. Yes, I turned my phone off, took off with a friend and off we went to explore the leaves in all their glory.I had a friend who always talked about "Pretty Place". She said it was one of the best places to see the leaves every year, and this year was so nice I decided to go right to this spot. The location is just over the border in South Carolina. Just a 45 minute drive, and so much less crowded than the Blue Ridge Parkway this time of year. And what a day it was. I found a back way and drove on windy, wooded, two lane highways all the way to "The View". Spectacular color all the way....

Selling a Luxury Home in The Hendersonville MarketWhen you have a Hendersonville luxury residence ready put on the market, you are about to enter a specialized area of the real estate realm. The luxury home market is, as the name implies, other than ordinary—and so are some of the ways to effectively navigate through it.First off, we have to recognize the importance of the fact that the pool of prospective buyers is a good deal smaller than that for a standard home. By the National Association of Realtor®s’ assessment, it comprises only about 8% of the buying public. This speck of a target audience might seem to create a discouraging marketing handicap—but it’s balanced by the fact that these well-heeled buyers are only attracted to about 8% of the homes presented in the Hendersonville ...

Online Listing EvolutionEver since the real estate world turned the corner and plunged full bore into the virtual world of home computers, cell phones and iPads, local home buyers and sellers have benefited greatly. There had been an issue about the fate of the once closely-held and jealously-guarded Secrets of the Kingdom—“the listings.” The area listings are the compilation of current details about homes that are up for sale in Hendersonville. There is no single national clearing house for U.S. listings. They are run regionally at local and state levels. But in just about every part of the country, being in possession of the latest listings book was a necessity for real estate professionals. As computers and then dial-up modem connectivity put real estate offices in touch with new digi...

Property Searches are a Participation SportFor anyone who has never participated in a serious house-hunting effort, their mental image of how the experience will unfold may be a little off. They might imagine that, after narrowing down their requirements for a Hendersonville home (size, price range, and the like) they will agree on a day and time, then just climb into their area agent’s car and settle back to have the likely prospect properties exposed before them.In fact, the house-hunting procedure is almost like that, except for one major detail:A property search is a participation sport!Experienced Hendersonville property searchers have learned to husband their energy on any day that includes home showings. Especially when their property search doesn’t immediately yield a find that ...
