As a Fayetteville, NC property management company, a question we often get from DIY landlords is if they should show their property when it is occupied by a tenant.  As a for rent by owner landlord, you may have similar questions.  Our answer is it depends.  There are a number of factors to consider when determining if you should show your property when it is occupied by a tenant.  Sometimes it can be a good idea.  Other times it can cause you more of a headache than you expect.   What Does the Lease Agreement Say About Showing the Property? The lease will control how and when you can show the property.  In North Carolina, the law is silent on the type and amount of notice a landlord must give.  All that is required under the statute is that you give the tenant "reasonable notice." At L...

Camera lens choices for real estate... Have you ever wondered what would be the best lens for real estate photos? It can be a complex problem to search through the many options.  I am a visual learner so I thought I would provide a visual response to this question.  First I would like to talk a little bit about DSLR cameras and the two different types. There is a "crop sensor" camera and a "full frame" camera. I am not going to get into this topic much just enough to explain the difference. Crops sensor is just what it says, the sensor that records the photo is cropped=smaller. Full frame is just that full=larger.  So you can put a 50mm prime lens on a crop sensor and it will capture less of the area than the full frame camera with the same lens from the same spot. Most of the photos I ...

4 THINGS OWNERS OF HOMES FOR RENT IN ANDERSON CREEK CLUB MUST KNOW Because of its location and list of amenities, demand for rental homes in Anderson Creek Club is high. But before listing a home for rent, there are 4 things owners of homes for rent in Anderson Creek Club must know and understand about the Anderson Creek Club rental market. #4. The Market Sets The Rental Rate, Not You   Many owners of homes for rent in Anderson Creek Club expect their home to rent at a rate well above their mortgage amount. Couple this expectation with the overemphasis on any builder upgrades in the home, as well as inclusion of all of the amenities offered by Anderson Creek Club itself, and it is easy to see why some people have an unrealistic idea of what their home can actually rent for. This is what...

As we come to the end of a week that due to snow left me lots of time to work my business I feel success in some respects and drowning in others.  As much as I love computers and technology all these videos, training sessions, handling a web page, learning the system, dealing with Market Leader and more while trying to generate leads leaves me feeling that I am at the bottom of a corn silo and they are pouring in corn.  I climb and climb and push my way through only to have more corn coming down on me.  Whew!  I'll be so glad when I have this knowledge under my belt. I need help on something.  I had an email go out today and though it hasn't generated a lead yet the results are promising.  But I have an issue.  The responses received are readable under Market Leader but when I look at t...

Time Warner Cable in Fayetteville NC   I have been a loyal Time Warner customer for a bazillion years...I can't remember anytime in my adult life while living in Fayetteville that I didn't have Time Warner as my service provider. My bill has run an average of 180.00 per month for sometime now. So in a year I pay roughly 2,160.00 towards my cable, internet and phone provided by Time Warner.  Now mind you that is with NO premium channels like HBO, Cinamax, etc. I always use bill pay online through my bank to pay my bills.  Most of the time I just put 200.00 in the cable selection because I know my bill is less and I am always ahead of the game and eventually it may catch up that I skip a month sometime down the road. So I do not open my bill but on occasion.  I did open my bill this month...

Who is the best real estate agent in Fayetteville NC?   You may be asking yourself that question as you begin your search for your new home.  I have an answer for you...that depends.  It depends on what you are looking for in your Realtor…. 1.  Are you looking for a Realtor that knows the Fayetteville /Fort Bragg area extremely well?   2.  Are you looking for a Realtor that will listen to your wants and needs?   3.  Do you want a Realtor In the Fayetteville / Fort Bragg area that will be available to answer your questions before, during AND after the sale?   4. How about a real estate agent that is kind, courteous to the fact that buying a home can be a stressful time and you want your Realtor to be there for you?   5. Maybe even a Fayetteville real estate agent that will not pressure y...

Part one of HOW TO SELL MORE HOUSES IN 2014 talked about the need to be pro-active in selling your home instead of waiting for the Home Inspector (me) to come along and deliver the bad news that causes  everyone to get upset. I used the example of crawlspaces where often the deal killers lurk and urged sellers to either go into their crawlspaces or get someone else to do it. We’re looking for mold and the dampness that causes it. Forget the closet door that doesn’t latch, deal with that crawlspace, extend those gutter downspouts that are emptying at the foundation or whatever it is that is causing the dampness down there (if you have dampness in the crawlspace)and if there is mold get it cleaned up. A bottle of anti-fungicide and a willing worker with a mask, gloves, etc. will go a long...
