Great news!  We're starting to see some light at the end of the proverbial "real estate tunnel" here in the Wilson area.  Call-ins and showings seem to be picking up a little as well as Open House traffic.  At this time of year, as we approach the Christmas season, we normally see buyer inquiries taper off a bit until January, so this flutter of activity is promising.  There have been some years in the past that we have had tremendous viewing activity and sale closings in December, even on Christmas Eve!  So you never really know who might be looking to buy or who may be interested in putting their home on the market in their time off around the holidays!  Or if visiting friends and relatives may want to look at the possibilities of making Wilson their new home as they explore our area ...

  I attended my neighbor's Little League game last night at Burt Gillette Park.  It was a tournament playoff game and it was being played on the grandstand ball field. That was great for us fans because that meant we were in the shade and it was still very warm last night at 6 pm!  (There are three other ball fields that don't have covered bleachers.) As I sat there with my friend and watched her grandson play, she remarked what a great facility this is.  It caused me to pause and compare it to the minor league baseball stadiums in the area and I realized that it is as nice or nicer than those facilities.  How many towns of less than 50,000 people have built a multimillion dollar soccer and baseball complex equaled to Wilson's?  We've already hosted tournaments for the entire Southeast...

I received mine yesterday!  I am looking forward to attending this year's party at the home of Sharron & Marshall Dildy.  Last year much of Wilson's "Old Guard" turned out for the annual celebration at Betty Lou and Henry Walston's home.  Sharron and Marshall just moved into their home in December and their gardens are not as established as Betty Lou's, but the extensive grounds should allow everyone to spread-out and enjoy the company of their friends.  The house will probably be the focal point this year as it has had a major renovation including new kitchen, den and full back porch. What is keeping you from buying your new home?  Is it pricing?  It shouldn't be!  Pricing, even in our area, is down.  Is it available properties to choose from?  It shouldn't be!  We have many more homes on the market than we have had at any point in a long time.  Is it the prospect of financing problems?  It shouldn't be!  If you have good credit and verifiable income and down payment and closing costs that should not be an issue either.  In some of the rural areas we can still get 100% financing for qualified buyers! SituationI received a call from a couple needing to sell their home fast. The husband was a Deputy Sheriff in Nash County and had started a new job as a Police Officer in Knighdale, NC. We all know that gas continues to go up straining our budgets. In the real estate business we put a lot of miles on our vehicles showing buyers around, checking on listings, and delivering paperwork. I have been spending somewhere between $400 and $600 per month this year on gas and I'm tired of paying that much for gas. The reality is that 90% of the time I'm in the vehicle by myself, not with clients. Therefore, I have purchased a 2006 KIA to use in my business. I of course still have the huge realtor vehicle for when I need to drive around clients. But for the other 90% of the time I will be consuming a lot less gas. Hey everyone!  I hope everyone has enjoyed this week of almost beautiful weather!  This has been a great week for real estate in the Wilson area.  I have had potential clients and clients from as far away as California and Mexico!  All coming to Wilson for a variety of different reasons.  We still have the retirees and the halfbacks but our locals are also starting to get back into the picture a little bit more.  I am seeing many more sign calls and internet inquiries than the past few months.  This is encouraging!  Interest rates in our area are still running around 5.5% for someone with good credit and 5% down.  Some ARMs are coming back into the market and even the occasional 100% loan and an interest only loan or two can also be found.  The key has always been, if you want the best ...
