The Wake Forest Historical Museum will be presenting the documentary film "Moving Midway" tomorrow, February 26 at 3:00pm.  This film documents the moving of the 1848 home, called Midway Plantation, and it's outbuildings 3 miles to save it from encroaching comercial developlment and to preserve it's rich history.  The viewing of this documentary is FREE to all members and residents of Wake Forest NC.  Refreshments will be served and if you need more information you can contact Carol Pelosi. Dear FSBO - Lesson #1:  Be prepared to answer questions about your home.  I actually wrote this post quite a few years ago but the same thing happened yesterday.  I had a buyer in my car and we passed a FSBO.  My buyer wanted the information about the home so we stopped and called.  Even though what happened below was 2 years ago - the SAME thing happened yesterday.  Frustrating for me, frustrating for the buyer and really, how does a FSBO plan on selling their home this way?  Needless to say, we never DID get the information on the home yesterday.  We thought maybe the FSBO didn't want to cooperate with a Broker and that's why we weren't able to get the information so my buyer called.  Yep, same thing happened. Trust is very important when it comes to selecting your real estate agent!  You must know that they have your best interest in mind and that they will go above and beyond to get your property sold for the most amount of money in the least amount of with a minimal amount of stress to you.  With that said...... I have seen VERY bad examples lately in the local Multiple Listing Service.  Many of the offending examples are: Pictures - in the local Triangle Multiple Listing Service we are permitted to have 25 photos of a property.  (Please know that it is different in other parts of the country) Is YOUR agent doing their part in taking advantage of the multitude of pictures allowed?  The amount of pictures isn't even as big a concern as the quality of pictures.  I have seen pictures of beds ...

Answer:  "If you are in Wake Forest you are in the WRONG PLACE!"  I posted almost a year ago about the misconception that the Wake Forest University is located in Wake Forest NC.  Now, we all know that one person can't change the thinking of the masses but I thought it was worth getting the information out again. Clearly the market has become more active since the same time period last year in Percentage of List Price received, Pending Sales, both Average and Median Sales Prices are up and another great indicator of a rebounding market is the number of closed sales. January 2012  had a +85.7% increase in Homes that Closed compared with January 2011.  It is important to keep in mid that the Days on Market though has increased.  So while the homes ARE selling it is taking a touch longer to get them under contract.  Patience is a Virtue!  There are currently 697 homes for sale in Wake Forest NC with over 46% of them being in the sweet spot ($200,000 - $400,000) so competition is fierce.  If you are ready to play ball you better be competitive, look your best, and be aggressive!  If you are thinking...

Both the Median Sales Price and the Average Sales Price for Wake Forest NC Real Estate increased since the same time period last year.  The Median Sales Price increased by +23.7% and the Average Sales Price increased by +7.8%.  It is good to see both number moving in the positive direction - my only concern would be for them to increase TOO quickly! Do you know the difference between the Average Sales Price and the Median Sales Price?  Many people get the two confused and more often than not believe the two are interchangeable and that is the furthest from the truth. The Median Sales Price is when one is given a group of sales prices it will be the one in the middle.  That means that 50% of homes sold for more and 50% of homes sold for less.  Here is an example that might help: 5 Properties and their Sales Prices: Property 1 - $179,000 Property 2 - $180,000 Property 3 - $183,000 Property 4 - $195,000 Property 5 - $205,000 The Median Sales Price in the above example is $183,000.   The Average Sales Price however, is $188,400.  In order to arrive at the Average Sales Price you must add all of the Sales Price together and then divide ...

On most Listings Appointments I bring up the Absorption Rate of Wake Forest NC and I am more often than not met with a glazed over look like I am talking jibberish.    Regardless of where you live in the country and Absorption Rate is important!  Here is an excerpt from a post I wrote on this very subject: "An Absorption Rate quite simply is the supply of homes that are on the market.  For instance, if there is an Absorption Rate of 8 is would mean that should NO other homes be listed it would take 8 months for the currently listed homes to sell or to be "absorbed" back into the market." Wake Forest NC has a vast variety of homes for sale from Townhomes to Estate Homes!  There are different styles, sizes, and neighborhood locations available but two price points have consistently remained the most robust and those are the $200,000 - $299,999 and $300,000 - $399,999 price range.
