The Women's Professional Networking Group of Rocky Mount, NC hosted a Go Red Event I am a member of the Women's Professional Networking Group of Rocky Mount, NC.  On Feburary 27, 2013, we hosted a Go Red Event for the American Heart Association.  For our first event, we had over 130 people in attendance and fun was had by all.                    The evening included a dinner, speaker and silent auction.  I was unable to attend due to a prior committment, however, I had purchased a table and sent friends and clients to enjoy the evening.  A good friend of mine, who is also a client, hosted the table for me that evening and made sure everyone had a good time.  As you can see, everyone enjoyed the evening. On February 27, 2013, we had our second Go Red Event and doubled our attendance.  Wi...

I heard a sermon recently talking about perception is everything! He was a visiting pastor whom most of us did not know. He asked us to hold up our thumbs and describe what we saw, he even held up his to show us how to hold our hand, thumb, and arm. He raised his thumb like Fonzie from Happy Days did...Aaaah! So we started to yell out what we noticed on our thumb and he would repeat what he heard....nail, ridges, skin, wrinkles, line in the nails, spots, etc...everything YOU see when you look at a thumb. He then said "I do not see any of that" and told us to turn our thumbs around to the side HE was looking at! His perception was different than ours and for us to be good at whatever we are doing we have to understand the perspective of those we are talking to at that given time (he was ...

This year started on a high note for Rocky Mount.  The Halle Companies of Maryland purchased the foreclosed Ford's Colony of Rocky Mount development.  Ford's Colony of Rocky Mount was developed by Realtec of Williamsburg, VA, in 2004 to complement their sister property in Williamsburg, VA.  The property was well underway with an 18-hole golf course, 80-acre private lake and a raquet and swim club all within the development. This property was set to be a premier gated community in the Rocky Mount area.  Due to several sets of circumstances, the economy being one, this beautiful development went into foreclosure.  In a deadline purchase, the Halle Companies exercised their option on December 30, 2011 for the development, excluding the golf course.  This company has developed properties in...

I always try to be positive in everything I do, whether it is life, work, or whatever. I have to work to find my faults (I know that is a flaw of mine) and I have to work hard to show negative traits. Sometimes I speak the truth and people take that as negative, but I think of that as being realistic. With all of that said I will now list all the perceived negatives that I will or will not do...being a positive person I think of them has opportunities for me to explain. Negative from sellers                                                                                             Positive spin from me I will not take out a full page add in the newspaper                                            I am all over the Internet I will not call you every week to talk                         ...

I was looking around my office this morning trying to get over this blog block (writers block for 2011) and I noticed my multi- million dollar plaques, my "rookie of the year", my "Realtor of the year", and many other recognition's that I have earned. I am not saying all of this to brag or be boastful just trying to look at reality.I am looking at the news, facebook, and the Internet about Charlie Sheen. This is a man that had one of the #1 rated shows on TV, earned many awards, and made crazy money. He is now acting crazy, saying dumb things, and out of work. What has changed for him? What has changed for you? Does the plaques of last year earn you any respect this year? We must always remember to be humble in life, in business, and in our relationships. Sure I will tell all my clients...

I LOVE Rocky Mount! And so will you! I moved to Rocky Mount, NC when my dad was transferred to Pinetops, NC with Westinghouse in 1979 (I was 10 years old)! My mother's first words when we entered the City limits were "welcome to the first day of the rest of your life" Being 10 I was old enough to understand this phrase but too young to understand just how important those words are to everybody! What if she said "well we are here, it is not home but..." She said those words not knowing that some 31 years later her and my father would be in heaven and I would be helping people make Rocky Mount (area) home. I LOVE Rocky Mount! My first day here the neighborhood kids (about 15 strong) asked me to play kickball, our moving truck still had our furniture stacked up. I am still friends with man...

The Congressional Budget Office has prepared a report that suggests ways for Congress to raise revenues. One key suggestion is that Congress cut deductions for home owner mortgage interest from the present $1.1 million cap to $500,000, phasing in the reduction by $100,000 annually starting in 2013. Recently I listed a real log home on 40 acres in a rural part of our county. Last year I listed and sold a Williamsburg Village (three homes moved to a river location all built about 1800). Two years ago I listed and sold a one hundred year home with acreage and an old country store. I have other stories but I am not writing this to brag!!! In each case listed above and others not listed, agents had been called in before me to list the property but either refused, did not follow up, or in one case told the client to call me! Unique property is not easy to sell I admit, but listing and selling cookie cutter homes would be a long boring day. Cookie cutter properties are easy to price and take no imagination to advertise. How do you comp out a 100 year old REAL log home? How do you comp ou...

Make sure you choose a REALTOR® who will provide top-notch service and meet your unique needs.1. How long have you been in residential real estate sales? Is it your full-time job? While experience is no guarantee of skill, real estate - like many other professions - is mostly learned on the job.2. How many homes did you and your real estate brokerage sell last year? By asking this question, you'll get a good idea of how much experience the practitioner has.3. How many days did it take you to sell the average home? How did that compare to the overall market? The REALTOR® you interview should have these facts on hand, and be able to present market statistics from the local MLS to provide a comparison.4. How close to the initial asking prices of the homes you sold were the final sale price...

Our local Real Estate Market has improved over the last few months. I'm not jumping for joy, yet, but we have seen an improvement none the less. Bargain hunters snatching up foreclosures, home owners who pulled their properties off the market, and buyers starting to enter the market helped shrink out local inventory of available homes for sale to its lowest point since March 2008. Total listing of homes for sale declined 5.1 percent in December compared to November, according to figures compiled from the Rocky Mount MLS. Total listings at the end of December are a mere 1 percent higher than they were in December 2007 in areas serviced by the Rocky Mount MLS. This is good news! Demand for housing increased in December and units sold at about the same pace as this summer.  This is the fou...

Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 9% of all the homes sold last year were sold for sale by owner (FSBO). However, close to half of the FSBO's said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. Why?Many FSBO's told us that the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions. For others, the financial savings were even more disappointing. By the time they figured the amount of fees paid to outside consultants, insp...

SituationI received a call from a couple wanting to sell their home in Brassfield Estates. Both Jim and Maria were retired and they wanted to move to the Ashville, North Carolina area. The couple had learned about me from my website, www.NCRealEstateWeb.com, and gave me a call. During our meeting we discussed how I work, why I do the things I do, and exactly what I was going to do to help them get their home sold. At the end of the meeting they informed me that a friend had recommended another Realtor to them. They would contact me with their decision on who they would hire after meeting with the other Realtor. A few days later they called me and wanted me to list their house. Critical IssueJim and Maria had no pressing issue making them relocate other than they just wanted to move. The...

RealtyTrac and trulia just released the results of a new joint study. This study shows that fewer buyers are willing to consider purchasing a foreclosed property than they were seven months ago. Seven months ago, 54 percent of adults surveyed said they would consider purchasing a foreclosed home. In November, only 47 percent of adults say they'd buy a foreclosure. The main issue is perceived risk. With 80 percent of those surveyed citing hidden repair costs, a tricky buying process, and the possibility that the neighborhood will lose more value and drag the property down with it.To compensate for these risks, 75 percent say they expect at least a 25 percent discount and 30 percent say they would only buy if there is a 50 percent discount compared with a comparable home that isn't in fore...
