I had mentioned that it might not be the best time to sell your house.  If there is no pressing need to move and you can afford to stay in your house, then you might better served to tay in your home for awhile.  But if you need to sell and can afford to sell it there are some good things to consider. There are some buyers who want to sell.  They want to move on for whatever reason.  There is an area they might like better or a different school district or they might want to upgrade to a new home.  But if they sell now they might be leaving money on the table.  The market is down 14% in our area in the last year.  If the market recovers that in the next year like some advisors and economonists predict, that's $21,000 left on the table for a $150,000 house.  That's money that can be turned to equity and used for a down-payment in a year.  I doubt most of us could save up that kind of money any other way. This is something I found on an aviation forum and think it is worth sharing.  I don't know the name of the original poster and I had to edit a litle for this post.   Yesterday I went to go workout at Ft. Sam Houston (which is closer to my house than my AF Reserve gig at Randolph). I typically go there when I have a day off from the airlines and my mil gig since it's such a short jaunt and obviously free. Well, yesterday they were having wounded warrior PT.
