March’s average sale price was the highest seen in three years, so a dip was to be expected. The median sale price was $525,000, down 5.7% from March but up 9.26% from April 2024. These were the highest April median and average sale price in three years. The month-over-month declines likely reflects a shift in the mix of homes sold rather than falling values.
