Last week, I received an offer for a home that I had listed earlier in the week in Charlotte North Carolina.  The offer was acceptable to the seller and so pending a good inspection, we should have a rather quick closing which makes my clients very happy.  This home wasn't the cheapest home on the market or the only one for sale in the neighborhood.  Buyers wanted this house because it looked good, was in the right location, and was priced right. In the last year, I have run into more agents threatening to sue their buyer clients for commission than I have at any point in the four or so years prior.  The concept seems lost on me completely.  If I, as an agent, didn't do a good enough job in procuring a house for my client then I don't deserve any commission.  That means if they were not exposed to the property by me (and i'm not talking about it was on your website but you got in the car and drove over there and took them through), what standing do I have - agreements be darned.  A few months back, a friend of mine was working with a family member who was helping them find a place open their business.  The buyer decided to go with a property he'd investigated on his own and the family member threatened to sue.  That's got to mak...

I started the Rate Watch Experiment on Feb 14, 2008.Since then I have taken a fictional rate with no points and tracked the changes in the mortgage market.So many people mistakenly believe that long term mortgage rates fall when the Federal Reserve lowers their rates. This is not true as longer term mortgage rates are tied to treasury bonds. Since Feb 14, 2008, rates have increased. While the talk around the nation has been decidedly bad regarding home prices, the Charlotte area, which includes Charlotte, Gastonia, and Concord just posted the largest increase median value increase in the south.  The median house price rose to $220,000, up 11% for single family homes in the third quarter.  The second highest increase was Baumont - Port Arthur Texas.  Unfortunately, don't look for this to be reported on the cover of USA Today or the Wall Street Journal.  Instead, you will probably read - US MEDIAN HOME PRICES DOWN 2%.  I don't even think the Charlotte Observer ran the story.  But this is great news, but news we've already known.  As a local real estate professional, I expect this trend to continue for three reasons.  First, people are still overwhelming moving to the...

If you're not familiar with it, craigslist is like a local version of ebay.  For free, you can list anything for sale, post a personal ad, and even trade for different items.  The best part is that its local and free.  A common complaint about ebay is that many people are not comfortable with paypal (which I don't blame them since you have to submit a blood sample to get an account) and they don't know who they're buying from. Craigslist sets up local sites and they encourage you to shop locally, which involves either calling the seller directly or by sending an email to a masked email account.  Its so simple that its brilliant!  I've recently become a huge fan, selling things around the house I no longer need and don't want to hassle with shipping.  Just be smart about it.  I respond t...

If you ever want to know what its like to be completed ignored, dress down and then go to buy something expensive.  I get a real kick out of this.  Last Friday afternoon, I decided to head down to the auto show and instead of dressing up to jump in and out of cars, I wore a pair of old, very comfortable jeans, tennis shoes, a t-shirt, and my Keller Williams golf pull over.  The local auto show is staffed by sales people from all the local car dealers, and I though these guys would like to make a sale.  After three hours at the show, I only had one person speak to me.  We exchanged cards and talked briefly.  He was a Hummer salesguy and I'm already upset at how poorly the Hemi Durango does around town.  A product guy from GM spent a lot of time with me, showing me the features of the aut...
