The entrance to Wild Acres is conveniently located on Soco Road, close to Maggie Mountaineer Crafts. Wild Acres is a beautiful mountain subdivision. The Wild Acres subdivision has 15 homes for sale in the MLS as of 02/08/10 at an average listing price of $251,727. These 15 listings have been on the market an average of 220 days. View some of the Wild Acres listings here. There have been 3 sales recorded in the last year in Wild Acres (02/08/09 – 02/08/10), at an average selling price of $205,000. It was shocking to see this home under construction in Maggie Valley! Long time no see construction. I noticed it Friday evening, down close to the Ghost Town in the Sky end of town. Progress I am sure has been hampered with all the snow, ice and rain we have had here in Maggie Valley, but it is nice to see something new being built. Maggie Valley Club Cottage by Susie Blackmon As I was driving by the Maggie Valley Club and its snow-covered golf course the other day, on Moody Farm Road, I noticed how naked the beautiful mountain homes at the top of the mountains were, even without a telephoto lens. The homes are way off in the distance in the first photo. The photo below is a 'close up,' relative speaking, of the homes on the mountain above the Maggie Valley Golf Club course. Land numbers for Haywood County NC are anorexic ~ and waiting to post them won’t make them any prettier. Haywood County includes Maggie Valley, Waynesville, Clyde, Canton and Lake Junaluska. The chart below shows numbers for LAND sales in 2009, compared to the previous 5 years. Obviously our transactions are way down, along with dollar volume. Source: MLS. Data deemed reliable but, not guaranteed. There are 1,612 active land listings today (02/02/10). The 1,612 active land listings have been on the market an average of 438 days. Ouch. We finally had some beautiful blue skies in Maggie Valley Sunday. The photos below were taken on Moody Farm Road and Soco Road (the main drag) in Maggie Valley, all within a 5 mile radius. You really can drive down Soco Road in Maggie Valley and see cattle eating hay, shop at Market Square, and find some good food along the way, although some of our restaurants close down for the winter. Last Friday (January 29) Maggie Valley NC was frosted with snow about 4 hours before it was forecast to fall. These photos were taken around 5 p.m. Between the snow, sleet and rain recently, drive carefully, no matter what you are driving. Imagine how beautiful the views are from up on a mountain here in Haywood County. While it's nice living at ground level as you don't usually get 'snowed in,' getting stuck for a few days in a beautiful mountain long cabin wouldn't be the worst thing that could happen! Responding to a question about what the price per square foot numbers were doing here in Haywood County NC considering our present residential real estate fiasco market conditions, I pulled a few recent numbers to provide an answer. The last quarter of 2009, when compared to the same period in 2008 ~ the average price per square foot price in 2009 for the 190 sales was $115.09; down 14.62% from the same period in 2008. The sales to date (01/19) in 2010 compared to the same period last year ~ the average price per square foot for the 8 sales of $111.37 this year is down 7.10% from the same period in 2009. Actually, I am wading through the end-of-year numbers for Haywood County NC, including Maggie Valley and Waynesville, and two things come to mind: It looks like our values will be close to 2004 values before the bleeding stops. My market reports cover Haywood County, NC, and I break out the two 'biggest' cities as well ~ Maggie Valley and Waynesville. This 5-year comparison report includes numbers for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. Answers to the common question: “How is your real estate market?” It took longer to sell a home in 2009 than in the previous 5 years. The number of homes sold during 2009 was the lowest number sold in the last 6 years. The number of homes sold during 2009 is down 54.9% from 2005, when the most sales in this reporting period were recorded. The dollar volume in 2009 is 59.26% down from 2006, the highest dollar volume year in this reporting period. Most active listings in Haywood County NC 'appear to be' overpriced (in denial), and translate to an absorption rate of 27.31 months and an average time to sell a house of 259 days.
