Lincolnton North Carolina Real estate market is not declining!!  I am so frusterated with the media constantly saying that the entire nations real estate market has busted.  I am not naive enough to believe that the real estate market is going well everywhere, but in Lincoln County North Carolina our market is actually pretty good. Where other markets have seen a decline over the past year Lincolnton Real Estate has actually seen a steady increase.  In 2005 the average sales price for a single family home in Lincolnton North Carolina was $134,809.00.  Then in 2006 the average sales price in Lincolnton North Carolina steadily increased to  $142,944.  Finally last year the average sales price for a single family house in Lincolnton North Carolina rose again to $146,202.Not only did the av...

Market Index - Q3-07On a scale of 1 - 5 (1 being a Buyer's Market and 5 being a Seller's Market), the current market index is a 2.Labor Market:Employment declined by 308 jobs in July and August. The job losses brought about an increase in the average monthly unemployment rate from 5% to 5.6% in the first two months of this quarter. Despite the job losses, the job situation in Lincoln County still remains a strong factor and should continue to increase the demand for housing. Both historically low mortgage rates and a steady job market should help to keep the market moving.Housing Market: ***  Q2-07Q3-07Q4-07(forecast)Average Price$310,400$278,300UP# Homes on the Market *563560Down# Homes Sold **167177Same# New Homes Built ***176107SameAvg # of Days on Market8481Up* Available as of Mar. ...

Much has been in the news lately about how the market in various parts of the country has seen some drastic changes. In the Lincoln County area the market has been slow but steady with it being neither a seller's market nor a buyer's market. The average price of homes have ranged from $255,400 to $270,100 and I project that prices will increase over time. During January and February approximately 95 jobs have been created with an increase in the number of job seekers, particularly from families moving from other parts of the country. With the unemployment rate holding at 5% coupled with historically low mortgage rates the market should continue moving.

Located on the quiet side of Charlotte, Lincolnton is a delightful surprise to visitors. Our distinguished downtown, engaging history and quality accommodations will leave you wondering why it took so long to find us. With a population just over 10,000, Lincolnton has maintained its small town charm while providing big city opportunities. Ask a dozen residents what makes Lincolnton so special and you'll get a dozen different answers. One will describe an atmosphere and way of life you thought had disappeared. Another will smile at the opportunity to talk about the way residents treat each other and newcomers and visitors like family. A third will delight in describing our stately courthouse and classic downtown. But all will agree that our location-with hiking and horseback riding in th...
