  The Camp Lejeune Jacksonville NC Real Estate Market Report, comparing January - October results in 2011 to January - October results from 2010 shows some interesting things about our local market. Re-sale homes continue to have decreased sales numbers in the market while new construction continues to increase their sales numbers and market share of local home sales. With an abundance of inventory on the market, I do not expect any change to this as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. Again, I do not expect any significant changes to these trends through 2012 either. It is important to remember that we had record sales in 2010...even high... 11/27/2011

Absorption rates are one of the best ways to measure the relationship between supply and demand in our area real estate market. Buyers are searching by price range and comparing ALL types of homes in that price range...whether the homes are new construction, re-sale, one story, two story, brick or vinyl, etc... Sellers need more information than simply what other 2 story brick homes in their subdivision have sold for in the past 6 months to help determine the right price to be competitive in the market place. In the Jacksonville area, new construction homes continue to hold firm in sales numbers while re-sale home sales numbers are down 32% over the same time period (Jan - Oct) of last year.
