Here are the 5 most likely reasons your home may not have sold.  Reason #1: Bad Timing If your home didn't sell in the MLS afterseveral months on the market, the timing could have been a factor.Markets are driven by the law of supply and demand, and real estate isno exception. When the demand outpaces supply, it isconsidered a seller's market, and homes get snapped up quickly. In abuyer's market, however, there are more homes than there are activebuyers. This can cause homes to sell for less money and sit on themarket for a longer period of time before receiving an offer. Now What? In most cases, buyers can be motivated toact with a combination of improvements,  incentives, and pricing. If yoususpect timing played a role in your inability to sell, consult with aknowledgeable real estate...

A Closing with a Wonderful Hendersonville CoupleToday I closed a home with a sweet couple I have worked with over the last 6 months. They have been a real joy and I think will be a great addition to our little town here in hendersonville, NC. Coming From California it will be a big adjustment. From 24 hour everything to our humble town rolling up the carpet early for the night, from warm most of the year to real four seasons, and so much to expore in town and surrounding areas. I hope that Hendersonville will give Louis and Linda Anderson a great big welcome! With Louis' white Santa Claus beard and Linda's red hot electric scooter tooling around downtown you can't miss them. They will be out and about a lot explroring their new surroundings, so say hi if you run into them. You will likel...

Hendersonville Pizza Anyone?I have to say that I really love Pizza, and for anyone who does, we are lucky in Hendersonville to have unlimited choices here. When I work with an out of town buyer and they ask where they should go for a good pizza, I have to say it really is hard to pick just one place. So here is  a breakdown for anyone who comes to town and wants that question aswered.Pi-SquaredOK, maybe becasue they are new and fabulous, and I just had dinner there this week, I think of them first. They have original Detroit Style Pizza, thick and chewy and covered in toppings of your choice. Haywood Park Estates, Hendersonville NCAs I search for homes for sale for clients, our market is getting extremely low on inventory as time rolls on. So this week I have been searching around for lots that would be a good option for building. And I ran across a newer community I had actually forgotten about. With just 8 lots, it is a nice quiet place to put down roots. Currently there is one home that has been built. There are currently three lovely lots for sale. Of the 8 lots, one lot has been marked sold, and three are not on the market, still currently owned by the original developers. Of the three lots available, they all are further back in the community and more private. Lots 3, 4, and 5 are available. They are all nice large lots with 4 bedroom permits for septic systems, and cit...

Hendersonville Luxury HomesWhen it comes to selling Hendersonville luxury homes, you really can’t pigeonhole who the ‘typical’ buyer is likely to be. The 9% of buyers that make up the pool of ‘affluent’ prospects are themselves pretty much profile-proof—and the dollar value that 9% represents fluctuates substantially from one end of the country to the other. On the other hand, it is possible to take advantage of features that are growing in popularity with today’s luxury home buyers.Realtytimes researchers found that affluent buyers are increasingly attracted to features that belong in the smart-home technology category. Smart thermostats that owners control right from their smartphones, wireless homes security camera arrays, and fully tricked-out home theaters are draws. To qualify at ...

Why Move To Hendersonville, NC?Most of the newcomers to the area seem to be escaping the harsh winters of the north or the hot and humid summers of Florida, Georgia or South Carolina. And it is true that we have great weather! Summers are relatively mild in temperatures and humidity, and winters are for the most part pretty nice compared to anything very far north of us. We may see a rare sprinkling of snow that disappears the next day, or a few icy days each winter. But the fall and spring are a myriad of color and surprise around every corner, and a real joy!But there are many other reasons to fall in love with Hendersonville.LocationWe are close to many big cites. Asheville is just north of us about 25 miles. The Greenville/Spartanburg area is just south and about 30-40 minutes away,...

The importance of a good home inspector The importance of hiring a reliable home inspector is one of the bedrock principles every home buyer reads and hears about from all quarters. Any Realtor® worthy of the name will be able to recommend a Hendersonville home inspector with the kind of strong credentials that establish the validity of his or her report—it’s part of the full service a real estate professional brings to the process of buying a home. The object of the inspection is, of course, to prevent the unexpected: repair bills that might otherwise go undetected until after the purchase. A good inspector finds problems before you close on a property. Although a home inspector’s fee may require an investment of a few hundred dollars, it’s certainly better than spending tens of thousa...

Selling a home over the holidays I’m always a little surprised that more people don’t take advantage of the holiday season to sell their Hendersonville area home. The spring selling season may be the most popular, but there are a host of reasons why, for a home that is already market-ready, you might think twice about waiting to list it. Among the leading reasons that make this an especially advantageous time of year to sell an Hendersonville area home is the financial motivation for some prospective buyers. Especially when an individual’s financial picture changes toward year’s end, a few prospective buyers find that the tax advantages of a purchase in the current year are reason enough to speed a sudden purchase. Classical supply and demand forces add another reason the decision to se...

6 Tips for Speeding Up Your First Hendersonville House Purchase For Hendersonville renters who are beginning to investigate the possibility of buying a first house, the prospect can look like more than just a steep hill to climb—it can look more like a cliff! Just last month, the Daily Real Estate News cited recent research that indicates in most places (512 counties surveyed, in fact) it can take the average family more than twelve years to save up for a 20% down payment. When you consider the significant financial advantage that a first house brings its Hendersonville owner, the situation seems like a Catch-22. How can you save any faster when that big tax advantage goes only to the existing homeowners? If a decade-plus wait sounds unreasonable, there’s a lot you can do to trim the de...

Do You Support Local Business? Here in Henderson County we have some of the best entrepreneurs around. In fact almost all of the Main Street storefronts are local businesses. As Rely Local puts it, "more money spent with local businesses stays here (about 68%), where much less money spent with national chains stays in the area (only about 14%), and money spent online... well... simply leaves. Forever." So support for your local entrepreneurs is also more support for your community. Downtown Hendersonville Shopping With so many really nice stores in the downtown area, one could find everything they need for their holiday list by simply walking along Main Street and visiting the 10 block area. Everything from books, to gourmet kitchen items, to clothes and unique pet items. Not only that,...
