Tip of the Day: Sell your home before buying your next one! The ones who sell typically make more money when they have sold their previous home before buying their next one. This tip can be difficult depending upon your criteria and/or situation. Especially depending upon the market that you may be in, this may not be the right tip for you. However, typically this is the case.... so if you can wait to buy then I say sell before buying! The main reason for this comes down to your bargaining power. Everyone says that most markets are a "Buyer's Market" at the time being, this means the buyer can have some good negotiation deals in their favor. However, negotiation deals are typically cut short when you bring in a contingency. "I have to sell my house before I can buy yours, but I will buy...

Ceiling fans are one of the most popular and effective ways to conserve energy and save money, especially during the hot summer months. Ceiling fans also provide decorative alternatives to ordinary light fixtures and they are great at multi-tasking. Ceiling fans create a “wind chill effect”, which pushes air downwards creating a cool breeze in the room. Ceiling fans are handy in the wintertime too. In the cold winter months, ceiling fan motors can be reversed. This allows the blades to turn in the opposite direction which pulls cool air upwards and forces warmer air down. Since ceiling fans provide quality décor, lighting and air circulation, they have become one of the most popular home accessories found in multiple rooms of homes everywhere. Making sure your Greenville NC home is equi...

ATTENTION RENTERS: IT’S TIME TO BUY!!    You can’t turn the news on these days without hearing about this month’s rise (or fall) in the housing market, new mortgage rules and regulations, or new programs designed to help struggling homeowners pay their mortgage and keep their homes. While the Home Buyer’s Tax Credit, meant to encourage people to buy homes, has now expired, there are still many first time home buyers entering the market, and in Greenville NC, there may be a good reason why! Wondering if you should be one of them? As a new report published in the Daily Reflector as of May 2010 shows the answer likely is yes. “The fair market rent on two-bedroom units has increased by 32.5 percent since 2000 for the Greenville area, the report states. The average price of a two-bedroom uni...

Although the term “foreclosure” generally has a negative connotation, for many home buyers/investors the purchase of such a property can be attractive due to the discounted price. Because a foreclosure sale frequently is more time-consuming and often offers less buyer protection, it is necessary to take the following steps to assure that the process will go as smoothly as possible. Identify foreclosure properties: First, check with a realtor who is familiar with such offerings in the Greenville real estate market. Then ask your bank about any holdings they may have. A third source is the web. Simply enter REO’s and the name of a specific lender, such as Bank of America, Citibank, Chase, etc. Other available sites charge between $20.00 and $50.00 per month to search foreclosures on a con...

Posted by Deborah Randolph under For Buyers, For Realty Professionals, Marketing Reports, Greenville   One of the by-products of working with buyers is finding great homes...for someone else.  So I have decided that each Friday I will compile a "good buy" list to share with ya'll.  These are homes that are priced really well, have unique floorplans, unexpected updates to the interior, wonderful yards or locations, or a combination of any or all of these features.  For instance, there is a neighborhood in Winterville, North Carolina which has three new homes in different price ranges....all three have been reduced $50,000.  The builder is simply moving the inventory and the winner here will be the lucky buyer.  Tucked into an interesting neighborhood near 10th Street, Greenville NC and a...
