Sometimes the buyers drive when we look at property. If they are from out of town, they really find it helpful to get familiar with an area. I’m always prepared with a map or directions to the listings. Sometimes the buyers have some sort of GPS or other navigation system in their vehicle and between the directions, maps and navigation systems…we always find our way to the listings. While in Franklin the other day with buyers looking for vacant land, the buyer thought he knew a “shortcut”. The “shortcut” added about 20 minutes to our showings but on the upside, we passed this incredibly cool, vintage scene. It was amazingly simple to block out everything modern and imagine ourselves in a different time.   Sometimes those inconvenient shortcuts are worth it in the long run. 03/23/2012

  As REALTORS, everyone of us at one time or another has wondered “What Was The Owner Thinking?”. We’ve all got our particular real estate irritants when out showing…mine is unreachable homes by normal modes of transportation…yet the advertising “come hither” shows jaw dropping outstanding views with only casual reference as to the access. No doubt there are REALTORS in Florida, Ohio, Illinois and Louisiana wondering what I’m talking about. They have their own irritants that I’m not be familiar with. REALTORS in Colorado, New Mexico, Virginia and other mountainous states know exactly what I mean. Have you ever shown property from the back seat of a car? If you haven’t, you really need to try it. The buyers and I spent about 7 hours together yesterday looking at houses in Franklin, NC. The buyers drove, sitting up front getting acquainted with the area and I had the rare luxury of the entire back seat in their brand new vehicle with the awesome paint color of “Dark Cherry”. Very cool. Anyhow, I got to take in our incredible mountain sights from my back window seat and had the rare pleasure of being able to consider the other half of the back seat as my own private office. Reasons I love living in Franklin, NC| Waterfalls | Mountains | Peace & Serenity   Some of the reasons I love living in Franklin, NC are the beautiful Waterfalls, the Mountains and of course the Peace and Serenity.   I was traveling up Wayah Rd. in the Nantahala Mountains the last week and had to stop and take a picture of this waterfall.  In Franklin’s tourist season months I wouldn’t have been able to see this or even stop to take a picture.  Wayah Rd. is well traveled by Motor Vehicles as well as Motorcyclist.  This is one of our favorite Motorcycle rides when we take the bikes out.  The Peace & Serenity I get is taking a few minutes to stop, look and listen to the water flowing down the Mountains is almost indescribable.  It instantly puts me in a great mood and as I drive off I ha... 02/11/2012

Today I’ll be painting pictures for our buyers as we look at houses all day. You see, the beautiful sunny and warm weather we’ve had for a few weeks now stops today. We’re looking at temperatures in the 30’s, no sun and snowflakes are falling already. I think there is nothing prettier here in the mountains of Franklin NC than waking to fresh fallen snow. However, with the holidays behind us and dealing with the often cold days of January, not to mention that February and March can be quite chilly  here in the beautiful Appalachian mountains, I needed something to brighten my outlook.  The National Assocaiton of Realtors Economic Forecast for 2012 and 2013 did just that. The NAR prediction has an increase for Housing Starts (Multi and Single Family), New  Home Sales, Existing Home Sales as well as an increase in New Home Prices and Existing Home Prices. January 12, 2012 and it still feels like Fall in the Mountains of Franklin, NC It is suppose to snow here in Franklin, NC and surrounding areas.  It is snowing all around me in places like Cowee, Burningtown and even in the town of Franklin.  I live just south of town in the community of Clarks Chapel and have not seen a single flake yet.   Now this is the first time since I an remember that we have gotten this far into winter and the tempetures are still mild and it feels like Fall.  Yes, Franklin, NC has had some cold mornings but it has been warming up to the 50s during the day.  Don't mind that at all.  I don't care for winter but its nothing like up north.   Macon County Franklin, NC does get snow in the winter a few times a year.  It is very pretty to see but nicer to see it leave... 01/12/2012

Dear Seller, Nothing personal but your house isn't priced even close to market value. On December 13th we put the finishing touches on an Offer to Purchase for a house in Franklin. Franklin, while only 20 miles away presents a completely different picture of a real estate market than here in Sylva and Dillsboro. There have been more short sales and foreclosures. I posted an article about this offer and being relieved that no matter what the picture presented, at least I had comps to work with.
