Fayetteville, NC Real Estate News

Buying a home can be scary. Buying a home without an understanding of the area you will live in can be even scarier. To help ease the fear a bit, make sure that you are aware of the most important issues facing those looking to buy a home for sale in the Fayetteville NC area. Here are three of the most important: School Districts - In the Fayetteville NC area, schools districts are unofficially labeled by the high school serving the area. With this being the case, a high school's negative reputation and rating will greatly impact the perceived value of a home for sale, thus making it tougher to sell. You may be offered a great deal on a home in a questionable school district but beware. When it's your turn to sell, you can expect a tough time.  The Solution: Be aware of which school dis...

Fayetteville NC a GREAT place to live for many reasons...I just returned from a VERY relaxing vacation at Myrtle Beach! My family did a whole lot of nothing for four days...I tried to not even open my lap top while we were away and managed that pretty well except for a few little fires that needed to be extinguished that didn't take more than a few minutes. We laid on the beach, played cards, ate out, did a little shopping whatever hit us at the moment! Sometimes you just need those do nothing kind of getaways.Which brings me to the point! Fayetteville NC is centrally located to lots of great destinations! Living in Fayetteville you can be in Myrtle beach in two hours, two hours is nothing... The mountains in four, DC four and a half, etc.... So when you need to relax and do nothing pi...

Recently, I was contacted by some people who wanted to buy a home in Fayetteville, NC. This couple were renters and had decided to buy a home in Fayetteville instead of continuing to rent. I asked them how they had found me, and they were very direct. They called me off the sign of a home I have for sale in Fayetteville that they were interested in seeing. Great! I asked them if they were working with any agent, and they said they were not. In fact, they only wanted to work with me to see THIS home. I was not sure I understood. The couple explained to me their plan for buying a home in Fayetteville. They were going to look around the areas they liked, find the homes for sale in Fayetteville that they were interested in, and then call the agent on the sign to show it to them. When they f...

Selling a Home in Fayetteville, NC I'm always so happy for my clients when we get an accepted offer on their home that I have listed for sale in Fayetteville, NC! Yesterday, we received multiple offers on this gorgeous 3 bedroom, 2.5 bath home in The Lakes, a well established and very green neighborhood close to Fort Bragg and the Fayetteville mall area. My sellers are so happy their home sold in only 28 days, and the buyers are so in love with this house that they could not stop calling to see if their offer was accepted! As you can see, this is a beautiful home, and one reason it went under contract so quickly is because the sellers did all the work necessary to get the home in top condition, and they also priced their home so it was at the front of the market. And, it was marketed ef...

Tornadoes effected so many around Fayetteville NC and the surrounding area... It is simply amazing to me that through the area it looks like total devastation and other parts... nothing!  Some people lost all the they own on Saturday April 16th when tornadoes plagued the area. This photo was taken last week as I sat on the bleachers at Pine Forest High watching the boys play...there are no bleachers there now, and the field , it going to take a lot of work before you will see another game there... Now in the after math it is time to start to rebuild the lives of those effected.  Tomorrow April 20th in front of the Lowe’s on Skibo road the United Way and American Red Cross will be collecting items, caned food, and monetary donations to help those effected in our area.  All donations will...

We've reached the end of the 1st Quarter for 2011, and the Fayetteville, NC real estate market data is in. No surprise, it's still a mixed market. Mixed in this regard--yes, home sales are up year-over-year, but the growth and strength in the market is in newly constructed home sales. Take a look at these 2 charts: The first chart shows that newly constructed homes are increasing in sales as a percentage of the overall market over the last 3 to 4 years. Currently, almost 40% of the local real estate market in Fayetteville consists of new home sales. The next chart explains why that is significant to people who want to sell their existing home in Fayetteville. There is absolutely no shortage of homes for sale in the Fayetteville real estate market, and sales of existing homes are lagging...

Is it a good time to buy a home in Fayetteville NC? I received this question from one of my clients moving to Fayetteville NC in the near future... It is a valid question and I would like to share my answer with you!Question:I forgot to ask. Do you also deal with rentals? We have a friend here who is in real estate and says now is still not the time to buy unless you are planning to be in the home over 10 years. We are also a little apprehensive about a down payment should we decide to buy.Answer:I can appreciate your friends advice, but each market is very different.  I am not going to convince you to either or I will only give you the facts to help make your decision.Historically in the Fayetteville area the AVERAGE increase in property values is three percent per year.  Now I say ave...

Thinking about painting? Don't know where to start? Use these color charts to help guide you into the world of color! LIGHT. Use textured furniture. The interior will blend effortlessly with the outdoors. Bright. Think Folklore.  Rustic and the decor pieces are hand-crafted. Chic. Chic yet domesticated. Picture cakes being baked in the oven and board games played at the kitchen table.
