Fayetteville NC Homes for Sale Originally posted here This is one of my favorite things to see--a Contract Pending rider on one of our signs! In this case, I'm even more pleased. The sellers of this home are dear friends of ours (nothing like putting extra pressure on us to get a home sold!) who are leaving Fayetteville to plant a church in our nation's capitol, Washington, D.C. They are anxious to begin their new life as pastors, and now it looks as if their prayers have been answered! We marketed this gorgeous colonial Fayetteville home in our usual ways--we took tons of photos to post online, which in this case, really mattered.  Our buyers commented that the photos are what made the decision easier for them. The husband is serving overseas, and he said that he felt as if he knew th...

Selling Your Home in Fayetteville NC? Here is just one of the things that you need to think about when hiring the right real estate professional.... Estimates are that today well over 85% of home buyers start their search online and the shop about 10 weeks before contacting a real estate professional. So the number one thing you want to make sure when trying to sell a home in Fayetteville is that it is marketed properly online! I work with buyers all the time and when they get to my office most of the time they have a list in hand of the homes they want to look at... I have driven through neighborhoods and they say things like "we saw that one online and didn't like the inside". I recently got a call from a seller who had already been on the market for 5 months and let the listing expir...

Living Well in Fayetteville, NC Originally posted here How much does it cost you to be connected in your business and your home? How much money do you spend on internet access, phone service, and entertainment? My wife, Julissa, and I have had some real discussions over the past few weeks about our need to be connected, our use of technology and what kind of value it brings to our lives. We've decided to make some changes that will not only save money, but also bring our lives into sync with our beliefs and priorities. Now, don't be mistaken, we're not Luddites or techno-peasants, but one day it dawned on us that we're spending way too much money on phones, internet and cable TV. In fact, we're squandering money, money that could be used to grow our business, fund our retirement or leav...

Keller Williams Red Day at the Boys and Girls Club in Fayetteville NC It is time once again for Keller Williams annual “Red Day”, May 10th...This is a day when Keller Williams offices across the nation spend the day giving back to their community! Last year Keller Williams Realty in Fayetteville NC gave back by organizing a day at the local Boys and Girls Club on Cumberland rd.  We painted, cleaned and organized the interior, cleaned and beautified the grounds, etc.  It is amazing how much you can get done with that many people working together for a common goal! A few weeks ago, Microsoft released Windows 8 Consumer Preview (CP). After using it for a few weeks, I think this may be just what The Jumper Real Estate Team has needed for some time now. I downloaded and installed the program to test on our desktop computers. We sorely need to upgrade soon; one of our computers is still running a decade old version of XP! Still, I wanted to test to see if I should wait for Windows 8 or if it was time to give up on Windows and find something else.  We have a hodge-podge of operating systems right now--desktops with XP and Vista, a laptop with Windows 7, an iPad with iOS and Blackberry and Android phones. What a mess trying to get these to just support each other, let alone work together seamlessly! It's been a frustration for some time now. I really li...

So much training and lip service has been done in the realm of Social Media and Tech in the real estate industry. To tweet or not to tweet, facebook, klout, foursquare, etc...  Does it work?  Is it worthwhile? And WOW!  The opinions are strong aren't they?  "It's a waste of time."  "Show me the money."  "Face to face is the only way to last."  "Hop on the tech train and fade into history."  "The times are a'changing, better keep up." As with most hot topics, the answer is really in the "DOING", isn't it?  Sure, it can all be a huge time drain, but what about those who do it strategically?  Who put technology into their business plans and schedules and lead generation systems and wring every last drop of value out of it all?  Those results can't be ignored.   I have been reviewing busine...

Usually the first thing a buyer looks at when buying a house is the kitchen. Updating the kitchen to improve your home’s value can be done in just a few simple improvements. Make sure that the appliances are in good working order and match, upgrading if necessary.  Repaint.  A new coat of paint gives the room a fresh feel. Make sure the walls around the stove, dishwasher, sink and refrigerator are always clean. Replace cupboard and cabinet hardware with new and updated hardware.  This can be found at most hardware strores.   The bathroom is another important area for most buyers.  Replace towel racks with modern racks found at mose hardware stores Regrouting bathroom tiles can bring a bright new look Install a new showerhead Freshening up your yard. Cut back bushes & shrubs Plant trees ...

Even though large homes have become more affordable, should you be buying one? Do you really want to live in a home that's 2,500 + square feet?   The average size of new homes has been dropping in recent years.  In the 1950's the average square footage of a home was 950, while in 2004, it was 2300.  That's a huge difference in just a few decades. If you search recently sold homes in your own area, you will find that most of them are smaller square footage homes.Living in smaller homes have a lot of benefits: Think about what it costs to heat and cool a larger home compared to a smaller home. Homebuyers often forget about this cost when looking at McMansions (bargain priced larger homes). Home-improvement projects, ie: repainting the exterior, replacing the roof, etc, cost more because o...

25% of servicemembers are homeowners, therefore,  foreclosure of rented homes can potentially affect most of the military. Protecting Tenants at Foreclosure Act of 2009, ensures that military renters aren't forced out of their homes if foreclosure occurs (and a new landlord takes over).  This legislation gives renters the right to stay in their rental throughout their lease unless the new owner is moving into the home or if the renter is renting under a month-to-month lease.  This law also gives renters at least 90 days before they can be evicted.  Before the law went into effect, only individual state protection was available (or none at all).  There is now consistancy from state to state, whereas before, there was none at all.  The law provides protection for all renters, no matter wh...

Fayetteville is hosting a special 10-day homecoming for Vietnam veterans to show the community’s appreciation for their service. Heroes Homecoming began 11/04/2011 (Friday morning) with a ceremony at the Airborne & Special Operations Museum in front of a standing-room only crowd. "Heroes Homecoming will provide each of us an opportunity to put ourselves in the shoes of that young man or woman from Nebraska who got on a bus, rode halfway across this country and arrived at Fort Bragg on a hot July day," Mayor Tony Chavonne said. Chavonne said he hopes "that there will never be another American who doesn't appreciate the heroes of that era" or "forgets their sacrifice." Air Force Brig. Gen. Norman Ham Jr. used the ceremony to thank his father, Vietnam pilot Norman Ham Sr. "You are apprecia...

Kitchen upgrades to keep your kitchen refreshed!  Painting cabinets, updating lighting, countertops create a custom looking kitchen for less than you might think. Lighting-think about changing your current kitchen lighting to something more dramatic and bright.  Bring light down from the ceiling to the work surface. Countertops-wood countertops soften the look of a kitchen.  Make sure when after installing, use a food grade sealer. Paint-revive tired looking cabinets with a fresh vibrant coat of fresh paint!  Hardware-Replace or install decorative hardware pulls on all doors & cabinets.

While some families upgrade due to an expanding family, some downgrade for varies other reasons: Children moving on with their lives, others divorce, while some find they are not living within their means.   Some people are coming to realize that they have to live within their income which means downsizing their residence from the 1500 square feet home for 2 to maybe a 1000 square feet home.   They might have to forgo a dining room for an eat in kitchen, but the savings in mortgage payments (as well as utilities) is well worth it.  Plus, less house is less to maintain. In downsizing, comes clearing and cleaning out all the old.  Sorting what you will definitely need to keep at the new "smaller" place (bed, dresser, couch, etc), what can be donated (tax write off) and what can possibly b...
