As a Fayetteville, NC property management company, a question we often get from DIY landlords is if they should show their property when it is occupied by a tenant.  As a for rent by owner landlord, you may have similar questions.  Our answer is it depends.  There are a number of factors to consider when determining if you should show your property when it is occupied by a tenant.  Sometimes it can be a good idea.  Other times it can cause you more of a headache than you expect.   What Does the Lease Agreement Say About Showing the Property? The lease will control how and when you can show the property.  In North Carolina, the law is silent on the type and amount of notice a landlord must give.  All that is required under the statute is that you give the tenant "reasonable notice." At L...

Camera lens choices for real estate... Have you ever wondered what would be the best lens for real estate photos? It can be a complex problem to search through the many options.  I am a visual learner so I thought I would provide a visual response to this question.  First I would like to talk a little bit about DSLR cameras and the two different types. There is a "crop sensor" camera and a "full frame" camera. I am not going to get into this topic much just enough to explain the difference. Crops sensor is just what it says, the sensor that records the photo is cropped=smaller. Full frame is just that full=larger.  So you can put a 50mm prime lens on a crop sensor and it will capture less of the area than the full frame camera with the same lens from the same spot. Most of the photos I ...

Time Warner Cable in Fayetteville NC   I have been a loyal Time Warner customer for a bazillion years...I can't remember anytime in my adult life while living in Fayetteville that I didn't have Time Warner as my service provider. My bill has run an average of 180.00 per month for sometime now. So in a year I pay roughly 2,160.00 towards my cable, internet and phone provided by Time Warner.  Now mind you that is with NO premium channels like HBO, Cinamax, etc. I always use bill pay online through my bank to pay my bills.  Most of the time I just put 200.00 in the cable selection because I know my bill is less and I am always ahead of the game and eventually it may catch up that I skip a month sometime down the road. So I do not open my bill but on occasion.  I did open my bill this month...

Who is the best real estate agent in Fayetteville NC?   You may be asking yourself that question as you begin your search for your new home.  I have an answer for you...that depends.  It depends on what you are looking for in your Realtor…. 1.  Are you looking for a Realtor that knows the Fayetteville /Fort Bragg area extremely well?   2.  Are you looking for a Realtor that will listen to your wants and needs?   3.  Do you want a Realtor In the Fayetteville / Fort Bragg area that will be available to answer your questions before, during AND after the sale?   4. How about a real estate agent that is kind, courteous to the fact that buying a home can be a stressful time and you want your Realtor to be there for you?   5.           Marketing companies will help you sell more houses in 2014 for enough money ($$$). I’m going to tell you how to do it and it’s not going to cost you anything, and I am going to do it from the perspective of a Home Inspector, because that is my primary business.        The easiest way to keep your deal from falling through because of a Home Inspection is to do a pre-listing inspection, or have one done right after the listing contract.  It is amazing how people cannot come up for the money for a pre-listing or pre-contract inspection (hereafter called a “pre-inspection”) but they can come up for the money for lots of extra mortgage payments when their buyers back out.         If you can’t get your Seller to pay for a “pre-inspection” then try to get them to do the next best thi...

What does buying a used car in Fayetteville have to do with buying a home in Fayetteville? Everything! I have lived in my current home almost 9 years, quite the record for me and my family! To top it off we built this one, so what I wanted at the time I had them add it, I didn't have to “find” it.... Which brings me to used cars.  All of my adult life I have been blessed that when I wanted a new car I would go to the dealership and tell the salesman what I wanted and they either had it on the lot or they would find it or order it and I would come back and pick up my car. (Not quite that simple but you get the picture) I am in the market for a used car, why used at this time you ask? Well, there are many reasons... I do not want to pay new car prices for the vehicle that I am looking for...
